WTF can you do with a bit of land that you can't build on, can't use as grazing land, can't sell but that every year cost money in maintenance?

When my gran died she left a bit of land to be shared between DB, my 3 cousins and myself, It's in Wellington Heath nr Ledbury, opposite the house she used to own. Around it there are new estates but we can't get permission to build on it - even with HAs on side the planning dept won't budge. Meanwhile all the residents use it a a dog toilet No-one wants to use it as grazing because of said dogs and their shit , and because it's not convenient to get to. But we remain liable for keeping the hedges trimmed and for insurance in case one of the fucking dog walkers breaks their legs whilst trespassing (there is no right of way).

BTW it's 2 hours drive from me, about the same from my DB (the other way) 5 hrs from one cousin, and a few thousand miles from my other 2 cousins.

Any ideas? ATM it's seems most attractive to gift it to some organisation that might need it but who? And what are the legal implications of that?

So fed up with it.

Could it be used as allotments by the surrounding houses?

I have no idea how that would work in practice, though.

Convert it to carparks?

Lease it to the council to be used as a children's playground?

I'm not a lawyer, but can't the surrounding residents gain a right of way over it after 20 years of access with your knowledge, or 40 years without?

In which case if you want it to have any value you might need to fence it off pronto, especially if the dog walkers were using it in your grandmother's day.

Oh isn't that over Malvern way? It's nice over there - caravan license for a static caravan?

THanks butterbur - that is a good point. Not sure how to stop people crossing the land - there is no access atm but they still get in.

paisley - yes, Malvern way (nearer Ledbury) and very very pretty. Possibly as bit steep for caravans though.
