Property selling veterans - urgent advice needed!

Our property is on the market a week and we have three very interested parties. Which would you pick/when would you make your decision?

Flat on market at 450k, we always said 430k would be good start. Oh and a bit of background, DC2 due next month so we are not a hurry to move.

Couple 1 - offered 432500 and no more. They are very flexible re time and have no chain - finance in place
Buyer 2 - offered asking price today, is very pedantic and has pulled out of sales before because things weren't going his way. Sounds like a difficult buyer (but 17.5k not to be sniffed at). Has property to sell, pulled out of selling it twice as didn't get what he wanted to buy
Couple 3 - love it, want to spend weekend getting to know the area then MAY make offer next week. ALso chain free

We could take safe option 1, be done and dusted by the weekend. Or risk winding them up to wait for Couple 3 to make a decision on an offer.

I am having Braxton Hicks a plenty with this one!

I don't think buyer 2 would be worth the hassle tbh even for the extra money.

I daresay another option would be to go to sealed bids.

Not a veteran, but am someone who has experience of a buyer pulling out...
Definitely steer well clear of number two.

Do couple 3 know that you have had an offer? It may concentrate their minds a bit.

I think I would go for 1 as they have no chain, which is worth dropping a few grand for. After all, an offer is worth nothing unless there is a real sale at the end of it.

They do know there are two offers (couple 3 that is) but ours was the first flat they viewed and they don't want to be rushed

buyer 1. buyer 2, PITA. buyer 3, if they dont know the area, will put offer on yours as safe bet an then continue looking round for something better.

Couple 1 - tell them quick exchange and long completion so that you have certainty but don't have to rush yourself.

They do noddyholder, but they say they are at their limit. I am sure they also know that their circumstances are a good bargaining chip too

Take your time and really think what you want most.A quick sale or a top price.What exactly will teh extra £ mean compared to teh peace of knowing you have solid buyers.FWIW I have pulled out of a few sales recently for perfectly valid reasons and am now bying house I love and its rock solid.I am not a flakey buyer just fussy.Perhaps you find out why buyer 2 pulled out in the past.

I would hold off until Monday so see what Buyer 3 comes up with. However, even after that I would probably go with buyer 1. Buyer 2 will NEVER buy anything and two years down the line will still be making offers, withdrawing, putting his property on the market, taking it off etc. If he has that much form and presumably knows the market well by now, why would he offer full asking price? Buyer 3 may make an offer but probably still has viewings lined up, will still be in touch with agents etc and may well change his mind and buy something else.

Got The Fear today after reading Saturday papers talk of double dip in housing market, etc etc as well the drying up of interest so just accepted Couple 1 offer.

You are right!Nothing shifting here and prices falling.just had offer accepted on a house in a road we could never have previously afforded but agent advised seller to take our lowish offer rather than wait as he has had half of all sales fall through again the last 4 weeks after a brilliant jan-april.

Buyer 1.

Buyer 2: Avoid like the plague. Estate agents obv have concerns about him to share these with you

Buyer 3: Should get to know an area BEFORE wasting time looking at houses in it.
