is there a way of telling how long a property's been on the market?

That's it really - does anyone know?

I know Rightmove will tell you if it's been added in the last 14 days, 7 days etc.

But longer than that - anyone know if there are any sites which will tell you when a property was added?

Why not just ask the agent? I always have done. It's a valid question and they will normally tell you quite openly.

Good point!

The thing is, we have got to the point where we want to offer, and are trying to work out what kind of offer they are likely to accept.

The next conversation we have with the agent will be where I put in the offer - so I'd prefer to work it out before we speak - iyswim.

I should have asked the question back when we first viewed the house - but didn't. Now I feel a bit weird going back and saying "How long has it been on the market? By the way we want to offer X"

Yeah, just ring them up and um and ah a bit and ask some more questions (including the 'how long has it been on for' one) then call back the following day to make your offer. Or make an appointment for another viewing and ask the vendor. Our house had been on with another agent prior to being offered by the agent we viewed with, so we just boldly asked all our nosey questions direct to the owner and told her to her face that we couldn't afford the asking price (which we couldn't) and I think that prepared her for our offer. Nothing wrong with saying to the agents that you're considering making an offer but that you want to see the property one more time before you decide how much to offer.

Property Bee will tell you when it went on the market and price changes

Also, if you choose your sales criteria and then 'web slice' it (there's an icon on the top right of rightmove), when you view the list it will tell you when it was originally posted, unless it has been price changed, in which case it will tell you when that happened.

Arg, I am having fat finger syndrome today.

I installed Property Bee and you have to register using your email address to get the info - but I typed my email address wrong. I only realised this after the email to confirm registration failed to arrive.

I then de-installed it and re-installed it - but it won't allow me to re-register. The icon to register has completely disappeared. ARRRRRG.

I don't quite understand your rightmove instructions Nosey - what does the "webslicing" icon look like? I don't seem to have one.

Have managed to re-register using DH's computer (tip for fellow dummies - if you use property bee make sure you get the installation right first time!)

Really useful site - thanks for the tip. Have found out just what I wanted to know - as I suspected it's been on for a while so hopefully good for a cheeky offer...

Agents will usually only tell you how long a property has been on their books.

The same property may have been on the market for months and months with other agents.

I suppose its best to ask the vendor directly.

That said, some the photos on right move will give you some idea too. If there is snow outside the house, you can assume its been on the market for more than 3 months (in our area anyway). Likewise and photo of the garden in full summer bloom, on the website in February will indicate that its possibly been on the market since the previous summer. Not a precise science but a rough indicator.

oo weird - no green square there on mine! I can see "my rightmove" right enough - but there's nothing at all below the icon.

Strange... perhaps it depends on your browser or OS or something?

Also beware that lots of agents have become wise to property bee. They have started deleting properties and relisting them, rather than just amending the record (which is what property bee tracks)

property snake only lists properties that have been reduced though, doesn't it? Or is that wrong?

This one hasn't been reduced - tbh it hasn't even been on that long (a month and a half) but round here that's a LONG time. Most things are going within a week or two.

Looking at Property Snake, if you click on the address it will give you the price history, with dates from first being on the market. Hope this helps.

it's not on property snake, I just checked.

I think they only list properties that have been reduced in price during the listing.
