Leaking roof

Hi everyone, this is the first time i,v messaged this forum, but quite honestly i,m desperate for some advice. Here goes, we took down our ceilings down in our bedrooms to replace them, on inspection we noticed a leak from the roof above, we have a flat roof by the way, we had a roofer look at the roof and they can see no problem, the only problem being, that it is coming from my neighbours roof and travelling through some kind of valley,the roofer did say my neighbours roof is in very poor condition and all their felting is curled up and severley cracked, i explained to my neighbour, whom i'm on friendly terms with, what was happening and her reply was that she cannot afford to have the roof repaired, we really need to sort this matter as we have spent a fair amount of money on redecorating and refurbishment of our own house, do we approach her again? i really dont want to fall out with her but we need it sorted as we cannot use the one bedroom and also the ongoing damage done to our propery.

neighbours can be tricky at times and a sensitive subject if you feel that nothing is going to get done i can only see a few choices take legal action for damage( which will not improve relations at all) or ask your roofer to give you a written report and pass it on to them hoping they will resolve it or the last choice i have is speek again to the roofer and ask how much it would cost to sort this gully out only and pay for it yourself to avoid further damage. now you could also claim on your buildings insurance and they may pursue it for you but again aminosity is going to be created so thats your choices you are going to have to make your own descion on what you want to do. remember you have to live next to them no one else and solictor fees are also not cheap!

Thankyou for your reply, another member on this forum also advised speaking to my insurance company, which seems ike my only option, but i'm not sure that this problem will be dealt with by them as they may say its wear and tear and wont be covered, but we are definately going to ring them and find out. I text my neighbour yesterday and was very polite and we offered to pay for half the damage but we had no reply, so it looks like, she either doesnt have the money or is not willing to help, as she doesn't seem to be having any problems herself. Getting part of the roof repaired, doesnt seem to be an option because all the felting along one side of her roof is very badly damaged and the rest of the roof is not much better, so her whole roof needs replacing. The roofer said replacing the roof would cost £1,500, but thats alot of money to replace someone elses roof and then we may have to replace our own in time, quite honestly i begrudge doing that, although i like my neighbour, but if she cant be bothered to reply to me after many attempts to resolve this, i see no other option,but contact oour insurance company.
