How much should I budget for buying/selling moving costs?

One of my friends told me to budget £20k but surely it's not that much.

If you ignore estate agent fees and stamp duty (I know how much they will be), how much will everything else cost (so removal about 100miles - have had quotes for about £800 for that), solicitors, surveyors. What else have I missed?

Mine was about £4k excluding stamp duty and estage agents fees. I'd say the £20k would be a budget to include these though

My survey was £725. I think my solicitors fees were about £2.2k including searches. You won't have to do a HIP so that will save you a few hundred

£2.2k for solicitors fees? I haven't moved in 10 years but I think I paid about £600 last time. Or perhaps my memory is putting a rosy glow on it ...

My sols fees were about £550+vat for each of sale and purchase. The land transaction fee is about £200 and then the various other searches and transaction charges on top. This was the most competitive I could find tbh

I think your friend is about right TBH.

We've really under-estimated and it is adding up scarily. Our solicitor quoted £791 plus VAT. We didn't read it properly and that was just for selling... Survey is "about" £600 (and probably doesn't include VAT)

Can I recommend you always round-up your estimates?
We're moving on Wednesday.
When we were working out costs, if say the survey was going to be "about £800" we rounded it up to £1000.
Having just transferred the money for everything to the solicitor, we are actually about £2000 better off than we thought, which is a really nice feeling. It means that we can afford a curry and wine on the first night! And to do some of the nice things (but non-essential) to the place sooner rather than later.

Anyway in answer to your question, I reckon, excluding stamp duty but including estate agents fees, we have spent about £13000.
