Landlord annual checks - what should I ask for?

We've been renting our house for over a year. The landlord is an odd chap (not professional landlord) but has never really bothered us.

I've just found out the the locks on the doors aren't british standard (had to have a locksmith out as they broke) so he has agreed to change them. He has also said he will do an annual inspection as there are a couple of niggly maintainance things (leaks, lights not working etc).

What regular checks does a landlord have to do. For example, is he required to get the boiler serviced?

Gas or oil appliances (cookers, boilers) should be serviced annually. My landlord does small maintenance tasks as they arise, and I've never had an inspection of any kind from the LL. (Just as well, really... )

The gas boiler is the most important one, by law it has to have an annual service check carried out by a qualified plumber, you then have to be able to see a copy of the certificate. This is the only one I really worry about as it could potential be a life or death thing because of the carbon monoxide poisoning.

The other thing I check is that the plumbing system has the facility to stop hot water backing up into your cold water tank in the attic (which has happened in older houses with old plumbing and the immersion heater thermostat has failed so the water has kept on heating, boiled and gone into the cold water tank). I'm not a plumber btw.

I also have a list of things that could do with being fixed but Im only bothered about if they decide to put the rent up. The list only comes out if the rent is possibly to go up, the landlord with generally either fix the things or not bother putting the rent up after all!
