Hello
We are moving to UK and looking into buying a 4 bed house.

It seems a bit complex to us. Can you kindly explain in simple words what the steps are?
First step is viewing the house? Or checking HIPS before that? Then make the offer? When do you contact solicitor?
What checks do you do and when and how?
Sorry for too many questions, i hope you can give us some help in simple words and steps.

check out the internet first, rightmove is the main site do your research on prices etc for areas that way you wont pay more than you need to. if you find something you like request the details from the agent. i ALWAYS drive past the house first to see where it is and the surroundings as details from EA are often misleading. If you stil like what you see then contact the agent and make an appointment to view property.when you find what you like then you are in a position to make an offer to the agent, now remember its a buyers market at the moment and dont fall for the EA rubbish they just want to get their commision, if the offer is accepted you contact a solicitor to do the conveyancing and the solicitor will request a full copy of the hip for you. You can see a basic copy of the hip at any time but if you want a full copy the EA will probably charge you a fee to see it and the solicitoer will want his own anyway for the property. hope this helps.come back if you need any other questions answered

if you ar just buying estimate around £1500 for solicitors fees survey will depend on which one you go for i would always recomend you go for a full structual survey it is the most expensive at around £1000 but remember you are spending alot of money and you dont want to find that after your purchase there is a problem not picked up on the cheaper homebyers report also if its an older property alot of morgage lenders will insist on a full structual survey anyway and if you did the homebuyers survey you will have to pay again to have the other. good luck with everything but do find your own solicitor do not use the one sugested by the EA!you need them to be independant and acting SOLely in your intersts.

just thought dont forget stamp duty needs to be paid on the property you need to factor these costs in as well, best of luck

Yes we know about the stamp duty. Unless they suddenly abolish it too tommorow??
