Thinking of moving to Epsom long term as have seen some good secondary schools there (Rosebery/Glynn). We would have about £400K to spend and will be looking for a house with largeish garden, 3 decent sized bedrooms and largish rooms dowstairs or potential to extend. The only problem I have heard Epsom town itself is not so nice these days (sorry if I offend anyone). Can any of you let me know what you think? What are the schools like, shops.town any good, links into London - need to get to Victoria. Thanks.

I live there and it's not too bad, I've lived in worse places!

£400k should get you a reasonable place, the town centre is ok during the day, not too bad at night either as fairly well policed; it's a lot better than say Redhill or Sutton! It's relatively small - has a small mall with M&S, Waitrose, House of Fraser, better bigger shops in Kingston - but loads of coffee places like Starbucks and Cafe Nero and local cafes/restaurants. We've a good newish Odeon, local Library and leisure centre plus other gyms. Commuting good too - 35 mins to Victoria/London Bridge or Waterloo.

I would try to find places in College area, Ewell Village, Stamford Green, up towards the Epsom Downs or Ashtead. Avoid West Ewell around Watersedge/Longmead estates as that's the err less nicer parts of town...

Thats very helpful thanks. I have seen some new houses out near Horton Lane. I dont normally like new houses but these look nice. Is this area OK?

Also, its about 7 years too early but which bit is best to fall into catchment for Rosebery and Glyn - I have a girl and buy.

Not sure where the new places are, but there's been a lot of new development over near Horton Park in the past decade. All ok, think the main disadvantage is that it's a bit cut off from the rest of the town so if you don't drive....

Not sure re catchment areas - as my DS is only 2! - think it's on the individual school websites but from memory if you reside within 2 miles of either school you should get in ok so that does restrict you to KT17 or KT18 postcodes. Hope that helps

We've a KT19 postcode - we're in the newer developments on the west of town - and we are easily within the 1.7ish miles that Rosebury/Glynn usually offer to. Look at www.aboutmyplace.com for a good map of the area with schools on that should give you some idea.
