This is the first time I've dealt with a house purchase, so I'm a bit nervy.

How long does it normally take for a vendor to accept or decline an offer on their property?

I'm already a bag of nerves - and we haven't even gotten down to surveys/contracts etc!

I need a

Hi ronx, I can sympathise. We didn't hear back for two days (the answer was no), then we put in a higher offer and didn't hear back for another two days (the offer was accepted)!

Those four days seemed like an eternity. We didn't want to keep ringing the estate agents in case we seemed too keen, but I was a complete bag of nerves as well.

Our vendors apparently weren't that easy to get hold of, as one of them was in Spain, and they're a brother and sister so have to talk through everything... I have no idea why it takes some vendors so long to respond though!

Hope you hear back soon, fingers crossed for you.

You'd think it was quite straighforward: "Is this enough money for your property? Yes or no?"

Plus we have an offer on our house, but the vendor wants to get moving quickly.

I called the estate agent about an hour ago: the suspense was killing me. The couple are still considering our offer...

If they are still considering that must be good news..if it was way too low i think you would definitely have heard by now, that was our expeirence.

We have some buy to let properties and end up offering on lots to get something at a good price. I can honestly say we have had everything from 10 minutes to a week to come back on an offer. A day is average though.
Good luck!!

Offer accepted today!

Congrats

Meglet · 21/05/2010 21:50

well done! I hate all this game playing when putting an offer in.

ronx · 01/06/2010 16:36

Looks like it's back to the drawing board - the vendors accepted a higher offer. .

I'm sorry to hear that - people are so unscrupulous. Have you incurred any costs?

ronx · 02/06/2010 21:13

The solicitors had started work, so there will be some money to pay. .

We matched the other person's offer, but have heard nothing back yet.

The next house move I make will be to a nursing home. I can't take this stress again!

Keeping everything crossed for you! Put a note through the vendor's door saying you love the house & are ready to proceed. My friend only got her house this way because she put a note through the door saying this & it was a good job she did as the EA had been saying negative comments about her! Good luck

ronx · 06/06/2010 19:11

No point putting a note through their door.
They are going to accept the gazumper's offer because they are living with their parents and there is no pressure on the vendors to move out and find somewhere else to live.

So bang goes our chain.
