Asking 475 - what's a good offer

Just like to know. Abot to make an offer on a house for 475. Needs work, no central heating only electric, some updating etc, bathroom needs redoing, bath stained etc and kitchen, nice but not nothing exceptional.

Someone has made a "good offer". We were thinking 440 at the moment but someon has made a "good offer". what should we try? DH loves it, me like it a fair bit but not exceptional blah etc.

Needs to be right price, ideally 450, if it needs work. Can do more if work not needed.

Do you know anything about otehr sales in teh road and what they paid etc? I have made an offer 10% below asking and they are considering it but it is a big project needs everything and agent says nothing selling and is advising them to take it as we are in a good position to move no chain.It depends on your situation etc if you are ready to go start at 430

I'd say a good offer is at the 440 mark. Go in at something like 432500. I would always start at around a 10% discount from the asking price. What is your "chain" position? That's something they'll consider too. If you move quickly it could gain you a couple of grand.

Well, it all depends on what it would have gone for if it had central heating and didn't need major works. As Noddy says, do you know what that would be?

Don't know what it would go for in good nick. V rural situation. nothing other than 800+ gone in last few years, according to websites.

We're chain free, renting and ready to rock with v big deposit. Estate agent said they already have a "good offer" from someone in same situation. So far have said need 2nd viewing later this week with a view to an offer but they're pressuring to make it now Dont' want to seem desperate and awaiting school place issues. Have local prep with a place, but so expensive we'd need to get £20k belkow asking to afford it and need a couple of days to get round all the state schools nearby. Holding out for one state school in partic. I mile away and fab, and really don't want to go independent for principles and cash!

Go with your instincts. Estate agents lie about other purchasers, trust me, my brother is one.

Put your offer in writing stating that you're chain free, good to go etc etc. Tell them that you can survey immediately subject to the acceptance of the price and then get the property removed from all sites and do not allow any more viewings.

Call your local surveyors and get an appt for the end of the week, you can always cancel. This will show that you're serious about the offer and are quick to proceed.

Not sure how long searches takes from your local council, but call your local property lawyer and ask so you can have an idea of your exchange date.
