Had house valued today by 3 Estate Agents - 50K difference!!

I am now thinking these guys do not know their arse from their elbows and still have no idea how much my house is worth!! The first two were pretty similar £150k - £170k but the last one said £105k. I've now rung 3 more to come on Monday, just hope they don't vary even more!! Anyone been in a similar situation??

You have to see it from their point of view -do they price it realistically for a fast sale and not get your business because you are greedy OR do they put an inflated valuation on it (pleasing you) but find them selves unable to shift it?

What do you think it's worth given the price of similar properties in your area?

Had this recently two valued it at a higher price, one at 30K less, home report agreed with higher value and it sold for higher price within 14 days.

It's really hard to compare as the house is a bit different to others, it's large but not a Hotel and not run down enough to entice developers. There are 2 regular 4 bed houses on the market on this street for £129k so I'm a bit puzzled by the £105k - we were thinking around £150k. Definitely not being greedy though.

I'd be suspicious of the low valuation and ask myself if the estate agent has a friend someone in mind for the house?

It's a bit weird isn't it? He was really off as well when we told him the other valuations he said 'oh, well let them do it then' .

We really aren't being greedy as if the price was low enough we have considered buying it ourselves (we are joint owners with my Mum). But obviously it's important to get a realistic idea of price in this situation. I'd snap it up for £105k lol

It has taken us nearly 2 years to sell our house because [greedily] we went with the highest valuation from the 3. We have reduced it to te lowest price and have now accepted an offer. The offer is the same as one we rejected when we first went on the market because the estate agebt misled us.
We gave our estate agent notice that we were going elsewhere and we had an offer from the last viewing.
Estate agents - I don't trust them.

I had valuations differ by about £40k. The lower value was definitely too low as we went for a price in between and sold within a few weeks at an offer on the asking price, but still higher than the lower valuations.

Didn't like the estate agent who valued it lowest - he just made lots of rude remarks about the house and I wondered how he would sell it to anyone. Also feel a sense of satisfaction that there are houses that were on the market with them before we starting selling our house that are still on the market .

Is it an area where there are similar houses selling? There are various websites with sold prices that you could look at and determine what "seems" reasonable, allowing some space for buyers' negotiation.

We probably could have sold at the higher price eventually but time wasn't on our side.

We had this recently too 4 valustions with a 45k variation.went with the highest and sold for 6k under in 10 days

It's a good idea to book viewings with the estate agents to test them on their selling techniques.
Then you can judge how they will sell your house.

I've looked at sold prices but there aren't any similar properties recently sold, although a run down 9 bed went to auction a week ago and didn't meet it's reserve but was bid up to 160k - I'm surprised they didn't accept that!

There is no way I would deal with the last Estate Agents, like you say, if they don't 'like' your house how the hell would they sell it?

If you go to zoopla.com or mouseprices.com and put it what you paid for it and when, how many bedrooms, postcode and other details, it will come up with a rough valuation. It's not gospel but it's something else to compare against. Also, your house is worth as much as someone will pay for it! It's not an exact science.

It's tricky to know how to market it as it could have several uses, some of the agents just want to know how many rooms & bathrooms on each floor and class them as bedrooms even though we don't use them as bedrooms eg. on the top floor Mum uses it as a flat so has a bedroom, bathroom, 2 toilets, dining room, lounge, office & kitchen but they just put it down as 6 bedrooms, and again 6 bedrooms on 1st floor although we only use 4. So it could be classed as a 12 bed house or a 4/5 bed house with Granny flat.

Maybe I'll just Ebay it

I have just had an offer accepted on a 4 bedroom detached at £182k and accepted an offer on our 3 bed terrace with loft conversion (so 4 beds really) at £135k. We live on the Fylde coast, Lancs

Not helpful, I know, but last time I had my house valued the range between highest and lowest was £150,000 .

ooh - just down t'ut road purple, we're in Blackpool glad to hear houses are moving up here! There are loads of dodgy run down big houses/hotels here but ours is quite nice in comparison. (I think so anyway lol) I'll upload some photos when I can find the blimmin camera lead!

£150k Bibbity???? That's crazy - what did you say to them?

We'vejust had valuations with 100k diffe rence between the highest (agreed by 2) and the lowest. The guy giving the lowest was also a bit 'meh let them do it then'.

We went on the market about 6 weeks ago and have accepted an offer at 15k below asking, but had 2 offers at that level.

Zoopla's value is just under the offer we've accepted.

I reckon the 3rd guy wanted to buy it himself, do it up and sell it on quickly for a 50k profit even after stamp duty etc.

Aah, that makes sense then, bubble. I live in St Annes and did look at houses in Blackpool, you do get more for your money. And you are right, there are some really nice ex B and Bs and hotels. it is strange that the bigger the house, the cheaper it seems to get in Blackpool.

6 weeks is good going, I just dread the sale falling through as I've had that with our previous house and it was so disappointing - did manage to sell for more at a later date but sat surrounded by boxes for a few weeks!

Have managed to upload some pics, the house isn't immaculate (cat bowls etc.. ) but it was just for valuations not viewings.

Bubblerock, some of the things I'd consider when choicing between agencies inc. how much they will charge (commission etc); Are they advertising on national websites (such as Right Move)as well as their own; did you like and trust the person who will be in charge of marketing it for you; what are their sales leaflets likes?

We used a very nice estate agent to sell my gran's house in Poulton, and they were spot on with the price (which was higher than I thought was right) and sold it very quickly - I think it was Falkus Estate Agents? He used to be the Mayor of Poulton, anyway. You could try them.

The 1st Estate Agent started off with 2.5% and I said that was high and he dropped it to 1.5 % straight away which pissed me off - he said anyone that did it cheaper were not worth bothering with. The 2nd agent said straight off, 1.25% which was fine, the 3rd agent didn't get to mention fees by the time he had argued why our house should be sold for 105K lol.

I haven't heard much about Falkus since we bought ours, they were always more into commercial but I'll look them up - I have Metcalfs coming on Monday too.

I think all 6 agents are on Rightmove - I always look there first so figured most people would too!
