....was there a big difference in the builders' quotes, and what you actually paid to have it all finished?

We had one done last Summer and it all went as scheduled. You must obviously factor in a contingency fund for unexpected extras. For example we had to have a new fuse box in the garage which we didn't realise we would need, and that was extra money.

Meant to say that it cost pretty much what we thought it would. We didn't underestimate and we weren't overcharged.

I'd say factor in a 15% increase above what you agree. You'll be pelasantly surprised if you stick to the budget, but it won't come as a horror if you don't. Things crop up, sometimes problems occur when work has already started. Always best to be prepared.

We had an extension done two years ago. Got three quotes (ranging from £25-40k for the same job!). Went for the lowest price and went £5k over budget in the end.

Thanks all. 15% above is a bit scary.......Did anyone find that they came in under budget? And if so, how did you do it?

We had an extension done about 18 months ago. The builder quoted £22k and came in at £22k. Sounds like we were lucky.

Quote and final bill the same. Well apart from a few 'extras' that we agreed to with the builder that weren't included in the original quote.
