Was just browsing around houses for sale in my local area recently and came across this.

Property 1

Property 2

What do you think?

It might do in some of the outer suburbs Riv. I think Barking and Dagenham is officially the cheapest borough in G London (on the East side going out towards Essex, its a bit grim, but loads of tube stations! ).

And property 1 (cheaper) has an original fireplace in the living room, whereas property 2 has a completely out of place modern monstrosity.

the first one has an upstairs loo even - and i really dont think it would cost £110000 to create an upstairs bathroom.

i don't see the prob with downstairs bathroom myself, but then i live in a bungalow.

Flippin heck bibbity, it is ridiculous isn't it. I know that area really well, went to school round there 20 years ago and those houses are nice but a bit pokey. I don't know who can afford them now, we can't and we're professionals etc blah blah

TheCatAteMyGymsuit · 13/04/2010 19:03

bibbity, if you're anything like me and just like nosing at local property generally, do you ever look at www.woosterstock.co.uk/?
It's worth it for the hyperbole alone!
I can't believe I bought my first house round here for 70k, was so lucky to get in just before the boom.

PatriciaHolm · 13/04/2010 19:36

We sold our 4 bed terrace with teeny patio in Zone 2 last autumn for nearly 600k, and in the same road there were properties on sale for around 450k up to nearly 700k. Gardens varied in size a bit and condition obviously, but also some people were much keener to sell than others (those on at 700k would have had a very long wait I think!)

Interesting that both those properties are under offer.

bibbitybobbityhat · 13/04/2010 19:40

Me too = lucky, Cat.

Mind you, I spent the previous 10 years in negative equity from the late 80s property boom, so have taken a bit of rough with the smooth.

You're not far from us, bibbity and we've been thinking of moving eastwards towards Dulwich but the prices have rocketed. Mind you, they've done that here too, but with the cost of moving (fees, stamp duty etc) I don't think we'd get more space and garden. Sigh.

bibbitybobbityhat · 13/04/2010 19:47

Just had a peek on your profile Wilbur and stamp of approval given to your profession . There's loads of your sort around here, plus journos and tv bods. Please come before all the bankers, stockbrokers and IT geeks take over!!!

110K for the same road and number of beds - how odd

they look quite poky too for half a mill

bibbitybobbityhat · 13/04/2010 20:04

Yes, it is odd. I was pondering the reasons. And wondering if the people who bought the £575 one were gutted when they heard about the £465 one. It is only a short street. Would take 3 mins max to walk end to end.

i was wondering if diff agents had given diff values, but no, same agency..

round here Fox over-value, and King & Chasemore price to sell...

MortaIWombat · 13/04/2010 21:58

Psst, Wilbur - come to Forest Hill and Honor Oak instead: a good stock of Victorian terraces and semis, for way below ponce-tastic Dulwich prices!

wilbur · 14/04/2010 12:33

AwesomeWellies - may well head to Forest Hill although I don't know Honor Oak much at all. Love the Dartmouth Arms - have a regular date with another Mumsnetter there . Or we may go south to Streatham. I just want a quiet road - we have a great location where we are now, but we are on a busy corner (rat run due to next road over being one way) and I am fed up with noise. It's going to be a year or so before we really start looking, so of course I'm poring over the property pages now...

Bibbity - glad the artsy fartsies are holding on in East Dulwich, good to know!
