Have I just encountered that unlikely of all creatures?

A genuinely straightforward and honest estate agent?

Came and looked around. I apologised about the state of the house and he said he didn't care as that wasn't what he was looking at. Hurrah! When he had finished we had a good old chinwag and set a price that was lower than the last valuation which is fine as the last one was daft! I asked him if we set the price right at the low end of his recommendation would be stand a good chance to get things moving. He said we definitely would as there are so many 3-bed terrace for sale ours would command much more interest due to having a garage for a start and a lower price would be extremely attractive.

On the subject of our crap decor (for want of a better word) he just said to tidy it up for the photos and then not worry Man after my own heart.

Also one of the houses I lust after is on his books and he tells me the owners are ready to drop their price as they have found somewhere! Hurrah again.

Well, not exactly I'd say! His one aim in life is to get you on his books, so charm all the way, he will agree with whatever you say, tell you you're so right. Then you even want to start at a lower (no doubt slightly more sensible) price. You are an estate agent's dream.... (he will make his commission anyway, without wasting several months at a price that's set too high to draw you in).

However... if the house you want is on his books, and he's not lying about the price drop just to get you, that's a very good reason to choose him. And you get on with him, and he does a good job of selling - fine!

But don't be kidded - they all lie, even if in the nicest possible way!! (Cynic). Good luck...

Well exactly, he agreed with me so he must be right

And if he wants to sell the place and thinks he can do it in the state that it is in, then he's THE MAN!

Ho hum...... we'll see. Seeing some mortgage chappy tomorrow to see what we can borrow and how many limbs it will cost.
