We are getting our house ready to sell. We've had significant interst froma couple of people and it isn't even on the market yet. If we don't use an agent, and I do quite like the idea of not having to pay them, what do we do. i guessing we just employ the solicitors.?

Yes, just get your solicitor involved, as you would with a sale involving an estate agent, to draw up a contract of sale.
As it's a private sale not using an agent, I don't think you need to have a HIP produced, which will also save you about £300.
If you like, you can download a PIQ (property info questionaire) to fill in and give to the buyer, which is one part of the HIP. This will provide your seller with some useful info about your property and won't cost you anything.
The other bits of info in the HIP, like the search info, can be found out by the buyer's solicitor. They may ask for an energy assessment (another component of the HIP), but the buyer may be willing to pay for this if you don't want to (it costs about £80.
