Buying a house - growing grass seed or turf - poll please

OK, we're going to be putting our house on the market very soon.

We have a problem in the garden though - we took out a large area of rotting decking at the end of last summer and at the moment its just mud. Ita bout 1/8 of the garden in mud. We've grass seeded, but at the moe its not growing.

Heres my question, would when buying a house would it put you off seeing a large area of mud with grass growing on it, or would you prefer to see the finished turfed area.

turf - but still have to stay off it for 6 weeks

and get it layed properly

Many thanks everyone. My DH says its fine with grass seed, but I say turf it as well. It personally wouldn't put me off if I was looking round a house, but then I know I'm a bit odd.

Another vite for turf. Aside from the instant effect, grass seed is a PITA. We've just put lots down and birds have eaten nearly all of it!

I think a lot of people suffer from failure of imagination when it comes to house buying - hence the inability to see beyond the hideous sofa or bad wallpaper!

Turf for me as well - especially after our experiences with trying to use grass seed. plus it is the ideal time now to lay turf.

If the grass seed doesn't grow, it would be on the mental list of things to do as soon as you move in if you bought the place. And a pain if you have young children, trying to keep them off it if the weather is nice.

It is too early for grass seed to germinateand grow vigoroulsy yet. It should really get going on the next month or so. Turf is quicker but still needs a lot of watering throughout the first year if it is in a sunny spot or it will dry up and die.

I would turf it. If it's at the end of an existing lawn you may have to turf the whole lawn if it's going to loo patchy.

Alternatively put down bark or other soft mulch and put a nice wooden climbing frame or swing on it. If you're expecting to sell to a family that could be very appealing.

Also you could just dig up the area and turn it into a proper flower bed or veg patch. People like the idea of veg growing or having a feature with flowers in.

I'd go with the veg patch idea, or turf. We've just made a raised bed with a few bits of wood cut to length. Like the earlier poster said, it's too early for seed to be growing yet, but it should start in the next month or so.

I haven't had experience of turf, but we grass seeded quite a large area last year in about April time and it grew quickly and evenly. It was the much cheaper option.

I suppose it depends on how much time you have and how much money you've got!
