average time selling a house

does anyone know on average how long it is taking to sell their house at the moment, we have been on the market 13 weeks and had 9 viewings with one agent. We are now ending the contract with them and going with someone else.

Any ideas or suggestions on how to make house more sellable.

I think you need to look at what else is available in the area - what condition are they in, what price are they up at, and how do they compare to yours. Unless your's has a bigger garden/significantly better done up/bigger rooms etc etc. then you have to make sure that your price is comparable.

We were looking recently and some really started to stand out as being overpriced. E.g. a 3 bed house needing work done with small garden being more expensive than decently done up 4 bed with bigger garden. It sounds obvious, but we came across many examples

fwiw, mine took 4 weeks to sell - but it was in a sought after area with almost no competition of similar style/size houses at that price

we are priced the same as other houses in the area even though ours needs very little work doing compared to the others, we have new kitchen, windows, doors, flooring etc.

the problem is as well their are 3 other houses in our cul de sac now up for sale, which doesn't look good but two of us are moving for the schools, one is moving to be with partner and the other the house is empty as the couple passed away.

we are in the northants area, whereabouts are you all.

while we are on the subject does anyone know what ketttering and mawsley village is like for schools and to live.

Some house around here are selling quickly, but they are competitively priced, or are empty and can move quickly. Other's have been on the market for months and months.

Four houses for sale at the same time can look suspicious, especially in a cul de sac. But you can't help that.

Have the other houses had many viewings? If you need to sell quickly, it might be worth lowering your price so you are the most attractive in the street, but I know that's hard to do.

You mentioned that you are moving because of schools. If the local school has had any bad press recently, people may be avoiding the area. Can you leave it 'till, all the talk of schools has died down a bit.

We are approaching exchange now in March...it had been on since June. I don't think the agents are to blame. It is the market.

Perhaps you are being a bit hasty?

We've been up for five months, and had 30 viewings. No one can understand why we haven't sold, as all our feedback is good. We have lowered the price, despite other properties being on at the same as our roriginal price. I suspect that many so-called first time buyers are actually just whiling away their weekends I have no finger nails left, and have developed a twitch.

In our area the average time on the market is 6-8 months at the moment. HTH.
