Buying house adjacent to the electricity substation

Hi there,
I need an opinion about the above topic. We have put up an offer which is 10K less than the asking price and it was accepted. When we put up the offer we did not realize that the some of the back garden is occupied partly by an electricity substation. We like the house and was very excited when the price was accepted. The property office told us that a previous buyer pulled out recently but did not tell us the reason for their withdrawal. Now we have the valuation report in hand. The valuation quoted the price of the property same as what we have offered, but also underlined the potential disadvantage of marketability of the property due to the presence of the substation.
With this report in hand our excitement turns into concern. So we would be very grateful you could help me out to make a decision. Please help!

I wouldn't but it, personally.
Guess it depends tho on your budget, and what you are getting for your money. The price of the property must reflect it's situation and so maybe you are getting more house for your money.
I would be very wary though, esp if you intend to move on

When I wondered about this I was informed that the sub-stations are very safe. Having said that I moved from a house right next to one when I was pregnant with my first baby as I was concerned - no matter what anyone told me.

Assuming that it is very safely fenced off and there is a zero chance of a DC ever getting close, assuming that you are happy with whatever access arrangements are in place (will electric people need to go in your garden?) and assuming you really love the house, then I'd go for it regardless. Substations have to be somewhere.

It will definitely make the house difficult to resell. I would be angry that the estate agent and the vendor didn't tell you about it when you looked around. What else are they withholding? I wouldn't buy a house next to a substation and I am not alone in that.

The one near where I lived in Sydenham exploded.

So I wouldn't, no.

I wouldn't buy it
