How much is a new roof ? If that's not a stupid question

If it's how long is a piece of string I totally understand.

We've had a quote to sort out the roof around DD's bedroom because the flashing on her window is coming apart and the window itself is ugly, but for what they are charging I'm wondering if for another couple of thousand whilst they are at it they should replace the lot ?
It's a 4 bed bungalow.

Is it a pitched or flat roof?

I would expect something in the region of £8-10k for a pitched roof depending on the sq footage of course.....slightly less for a flat one.

I was charged £3000 for a "normal" roof on a 3 bed end terrace. (Midlands). It was a sloping, tiled roof. As you can tell I am well up on roofing terms.

This was about 2002.

We paid about £3500 for our roof to be replaced 3 years ago,3 bedroomed terraced house, slate tiles

Gosh those prices are cheaper than I'd expected - I always assumed it would be at least 10-15k

It does vary hugely depending on what you have though. Slate alone can vary massively depending on its quality and where its sourced from. Concrete are the cheapest tiles, clay again can be expensive.

What are your existing tiles? And what would you choose if you were redoing the lot? We wanted slate but werent allowed it without a resubmission to planning as no other houses in our road have it. Didn't bother with slate in the end.

We had clay and it was £12k. Quite large victorian semi.

Well the long story made short is that we have a horrible velux window that has mold and the ceiling paper all coming away around it.
Now the first quote for £900 +vat included redoing the roof around it, we've had another quote for a different part of the roof to be done which came to £1200+vat, so my inital thoughts were that if it was going to be say £4k for the lot of be done then they might as well get it all sorted at once.
But it appears that was a little ambitious.

So now 2nd blokey has been around and wants £550 to replace the window and flashing and when asked about replacing the tiles didn't seem to think there was any problem with them and the mold was coming from the flashing not fitting properly.
Am utterly confused now

Prices to re-roof can vary due to labour charge, size of roof, type of scaffolding needed, and the type of tile you choose to use. So that is a bit of a how long is a piece of string question.

Different people will have a different opinion of what needs doing. I would try and find a builder/roofer who comes recommended and ask them in thir opinion what needs doing. Contrary to rumours, there are some honest tradesmen out there who will truthfully tell you what needs to be done

Maybe the cheaper quote is really just a pach up solution which will do you for a while, or maybe the first quote is overkill? You need to find out what really needs to be done and then make your decision from that. Hope this helps
