Landlords - how long after someone paying the letting agents fees.........

would you start getting a bit fed up about a "lack of action" (so to speak) in the rent and deposit being paid?

How long would you expect it to be from that point, until the person moves in?

As long as the deposit is paid before they move in I dont think there is any need to panic.

I am due to move in April and have paid £500 "holding fee" at the end of January. I have no intention of paying the additional £2K until around a week before I move in as I dont see why the letting agent should accrue the interest (we currently have the cash in a savings).

Is there any other reason why you are unsure?

To put your mind at ease you could always give them an informal call just to find out their intentions and make sure they are still interested.

ok - well I'm not the landlord - I'm the soon to be tenant.

Viewed a house 2 weeks ago.

Paid the agents fee on the 8th February.

They know I'm going to be claiming housing benefit, and are fine with that.

I should also be getting help with the rent and deposit from the Rent Assistance Scheme. They're fine with that too.

Problem is it's all being held up because I only applied for my Income Support and single person Tax Credits on the Wednesday before I paid the agents fee to "secure" the place.

I can't proceed with the RAS until I've got my IS and CTC letters. I know that the Tax Credits has been processed - as I got a payment into my account today. So hopefully that letter will be here soon.

I rang IS and they only just got the new claim stuff fromt he Job Centre today so it's going to be after the weekend (at the earliest) that I hear anything from them.

I'm just getting worried that it's going to be a long wait (maybe 3 weeks?) between me paying the agents fee and them getting the rent and deposit.

I guess I'm just worried that they're going to get fed up waiting and put it back "to let" (it's been taken off their website and I noticed today the sign has been taken down)

If you've paid the holding fee their not allowed to put it back on the market (I think).

When are you due to move in?

If you only paid the holding fee a couple of weeks ago, I doubt they will be getting grumpy about it just yet.

As I said, I have the cash but no intention of handing it over just yet. Might be a bit cheeky but we have kept in touch with the agent so they know we are not backing out. I think as long as you keep them up to date, you will be fine.

don't have a date yet - I don't have to give notice here - basically once the rent/deposit is paid and I have the keys I can move.

It was just over a week since I paid the agents fees.

She (agent) rang me on Friday to ask how things were going and I told her I was waiting for the post (literally).

I did ring and leave a message for her today to let her know where we're at.

It just feels like ages of nothing happening and I'm just a bit jittery they're going to get fed up or something

They will be fine - stop stressing!

As I said, as long as you are keeping in touch and they are aware of the situation it will all go as planned.

A week is nothing, it takes that to get money out of most savings accounts/bonds so loads of people will have taken that long.

oh I suppose - it's just annoying and stressful knowing that I need to wait for the letters from the IS and CTC, to take to the Housing Options people, who then have to do their "processing" of my stuff....

I would keep her in touch (the agent) with your progress, she isn't going to want to have to relet it if she is sure you will go ahead, but the Landlord might put pressure on her, they might be waiting for your rent to pay the mortgage.

I did meet the landlord briefly last week as when I went round to the house to meet her (agent) there he was there clearing out some of the stuff the previous tenant had left.

I did mention when I first viewed the place (just under 2 weeks ago) that it could be the end of the month before I got the rent/deposit together and she was ok with that. And last week when landlord was there he didn't seem too bothered by the fact I was waiting for letters to come for things to move forward

If he's still clearing out stuff from the previous tenant, then his house has probably been let really quickly and he will have expected it to be empty a bit longer which is a good thing from your pov.

Let the agent know as soon as you have handed the letters in to HO so they know it wont be much longer before they have the cash.

Another thing to bear in mind is that if they accept benefit tenants then they will have been through all this before and know how long things take.

\im teenat i paid my holding deposit way back in \january when viwed a place .Landlord then decided he wante dme in by \feb but when i viwed place i told letting agent 7th march they agreed ,\but when was going walk away he soon came around we agreed 1st March .\but now seems landlords still not completed work that was due to be finished before move in.

So no way am I handing the rest of money over to letting agent till day before \i move

I to am on HB and Is but had find gurantor and months rent deposir in adavance

We've moved twice in the last two years. Both times we paid the admin fees, then when credit checks came back, paid holding fee (think for current house was 75% of months rent) then everything else was paid on the day we collected keys. I had just assumed that was standard?
