No consent for works

I'm hoping to purchase a house, but it seems the statutory consents for some of the work done isn't to be found. (removal of walls, chimneys, extensions etc...)

The current owners claim they didn't look into it when they purchased several years ago. I'm still keen, but wondering where I go from here?

Will i be liable for costs of rebuilding if the work isn't up to scratch?

First time in a freehold, so i'm quite clueless about these things.

I htik there is an indemnity insurance that the sellers can take out to ocver any problems that may arise.

I know when we bpought htis house there were no documents re the loft conversion (buidling regs). Dh went to the planning dept and they remembered the work being done so we were happy about it.
Our solicitor requestd an indemnity form sellers so they did this and I presume if there wa sa problem retrosepctively then this would cover it.

If you enquire of the council and there is none you can't then get indemnity against later enforcement works. You might want to get a surveyor to look specifically at whether the alterations are sound though.

Thanks LIZS. Good to know about the enforcement works. Will def fork out for the specialist surveyor if we come up with no plans.
