wwyd - do garden or replace garage?

me again....am feverishly trying to sort out my house.

when we have done the kitchen we will have enough left over to either-

option 1) take down old, derelict, leaky and unusable asbestos garage and replace with a nice shiny new one! with doors that work and everything!

or

option 2) create a patio and re turf/level garden to make a usable space.

so question is which to do? over to you....all opinions greatly received. ta muchly

hmm what is the garden like atm? i mean, is it totally unusable?

I think i would do the garage. asbestos would worry me a lot, and it would create a lot of extra storage and stuff like that

i think a garden can be done relatively cheaply

thanks all - so far your all leaning towards the garage - as was i and DH tbh but wanted to see what others would do.

garden is a mess but we could sort it with a bit of hard work and a skip. this house hadnt been touched when we bought it since the 1960's.

my thinking was that we could do the garden ourselves but cant take down the asbestos garage ourselves.

we have no other storage beside the attic so garage would be very useful - at min everything in there gets wet and its not lockable due to all the doors hanging off!

think ill do the garage then.

for an extra £375 i could get a wider one that my car would actually fit into, but beggars cant be choosers!

at least if the garage is done then everything else that is done around it can be permanent. if i do garden first then at some point it will get ruined when garage gets demolished.

We had exactly the same situation. Our garage finally came down on Saturday but we have decided not to rebuild as we have barely any garden and quite a large house so it sort of balances things out a bit and gives the kids much needed play space. We got planning permission to rebuild it though in case future owners feel differently.

I'd go for a garage. But then I have a precious and rather delicate sports car that won't live out in the rain.

DO you really need a garage? I dont know a single person who stores his/her car in a garage, mostly they are used for junk.

I'd pull down the garage, pay someone to take away the asbestos and use any cash left over towards a new shed (to replace the garage) and making a start on the garden.

We are about to remove a large garage and are just putting a good size shed in its place and the rest of the space it took up is being given over to garden...

if i took it down and didnt replace it id have a huge garden which would need fencing in, and a large concrete base to get rid of, plus all the other houses on this street have garages so dont think it would be a great selling point to get rid of it completely.

the quote i got was rather good. its a massive (was extended!??? why i have NO idea) asbestos garage....so to take it down, and put up a nice new garage with a side door and window and lovely new up and over door

is coming in in total at £1545. which i though was pretty good considering id had quotes of £800 + just to remove the asbestos one.

and its really useful for storage as my house has none. i really wish i could find the extra to make it wider so i could get the car in it but its quite a narrow awkward driveway so not sure i could do it anyway no matter how big the garage was. i will ponder that for a while though.

defo going for the garage replacement over the garden though i think!

Definatly go with the garage. You can do the garden over time with hardwork and drip feed of money.

I am slightly bemused by the thought of a garage that you can't fit a car in! If you are not planning to move for the forseeable future maybe, but surely it might put off future buyers (though I agree that most people only use them for storage).

I can se that you need to do something about the garage but if it was me, I would wait till I could afford the larger one - the driveway could be altered in the future. I am very in favour of doing the garden asap - we did ours as one of the first big jobs and never regretted it. It's so easy to keep putting it off to do other things but by spending the money at the start we have had so much more use from it. And we have had loads of other work done since which hasn't ruined it

unfortunately the drive cant be changed as our house is in the way. the drive cannot be made any wider - it goes up the side of the house.

i am going to see if it could be done but most others in the street cant get their cars up to the garage, because of the angle! stupid yes. but they were built that way so not much i can do about it.

so am i of the wrong opinion then that as its in the garden and we dont actually live in it that it cant do us any harm?

there must be hundreds of people with old asbestos garages?

i thought as long as we didnt disturb it it would be ok? we are going to get it done anyway in the next few weeks.

we bought a run down house on a good street. but omg its cost us to do it up!
