Anyone put their house on the market recently?

I am just wondering what it is like in the real world - ie not Estate Agent spin, or Bank advice, or friends of friends. Are you getting viewings, are you getting offers? Have you priced your house according to top whack, are you prepared to negotiate?

Can you see I am tempted to put my place in the market, but want to get a feel of the coal face first! I'm in the South east btw. Ta!

mum and dad have, have had loads of viewings, nearly everyone has made an offer but they haven't found anywhere so are holding on - but they live in a very unique house because of its size road its in ect so it might depend on the house. they are also in se.

Thanks nancy, that is positive news. Can I be nos and ask why they haven't found anything? Is there a shortage of suitabel properties or are they after something very specific?

they are fussy! there is also not that much for sale in the price/area they are looking. i think it is generally picking up in this area (although tbh it didn't ever suffer the big price drops seen in other places)

We have Its been on since last thursday and we have had 8 viewings this morning and fingers crossed for an offer monday!

Ok noddyholder, that sounds great! Are you expecting offers to close to asking price? Did you set your price expecting to knock some off? Have you found somewhere to buy? What sort of feedback are you getting from people?

We sold our house last November if that helps, was on a few weeks then we got 2 viewings, both came back for second viewings, one made an offer below the asking price but they were cash buyers so after a bit of haggling we accepted.

We struggled to find somewhere as there just isn't a lot of choice, we upped our budget a little bit and found a really good house. They are going into rented to allow them time to find their ideal house -they are relocating to a completely different area too.

We used www.housenetwork.co.uk they are an on-line estate agent, so we didn't have anyone through our door who hadn't seen loads of photos and floorplans.

noddy so are you buying the house a few doors down?

Our house has been on the market since the first week of September. We have had loads of viewings. 2 couples said they were interested but their buyers pulled out. No other interest at all, and the last few booked viewings haven't bothered to turn up, and didn't have the courtesy to at least ring the Agent to cancel.

A colleague also put his house on the market at the same time, having completely gutted and redecorated it. No interest there either. We are in the South East.

Prices locally are going up but our EA is telling us to reduce the price. It's already on for a lot less than we thought we'd get

Hmm. Thankyou everybody. It sounds a mixed picture then. Maybe a case of - if it's going to sell, it will do so quickly . Sorry it isn't going well for you elvis . Can you reduce the price or does that leave you unable to buy?
Thanks for tip Fizzy - I am still totally undecided what to do. I know moving would be a huge pita, but I am wondering if not now, then when iykwim?

We found a place we wanted to buy 3 weeks ago so put ours on the market. Same day as we instructed estate agent we had 3 viewings with 3 lined up for following day. 1st person who viewed offered the full asking price, so we stopped other viewings and that was that! We are in London (if thats relavent!)

We're in East Anglia. We put our house on the market and had 6 or 7 viewings. After about 7 weeks we dropped the price by £10k. We got 6 offeres, one for £6k over the new asking price, so £4k less than we were originally asking. They were pressing us to move out and into rented though and because we really couldn't find anything suitable to buy we turned them down and took the house off the market. We ended up contacting several owners of suitable houses and have agreed a part exchange with one. The house we are buying is currently let out and when the tennants found out we were buying they promptly offerred £10k more than us. Fortunatley the part exchange arrangement seems to have swung it and we signed the contract this afternoon. It has been enormously stressful throughout, and will have taken 7 months to complete! My best friend is a first time buyer and in both our experiences it is very hard to buy at the moment, so selling and renting may be the best option if you are willing.

I am in the east near the coast. Our house has been on the market since last March. We've had about seven viewings altogether. I don't think my house is that bad but nobody else seems to like it! I think our estate agent is just a bit shit. I've redecorated, put all the clutter in the loft (I now can't find anything) and had all the carpets cleaned. I give up.

Well we've been on the market 2.5 years! We haven't had a viewing since September and only 3 or 4 last year at all. We're only on with House Network and are considering going with a high street agent at Easter. I'm assuming that we have misjudged the market and that the sort of people looking in this area aren't as internet savy as I thought. I know I'm biased, but I love our house and I just can't work out why noone is looking at it. There have been 3 on the estate sold in the last couple of months and we haven't even had a viewing

We're just tarting ours up ready to put on the market, not sure what it will be worth though or how to market it as it's a strange property.

Yes, mine went on the market at the beginning of Novemberm, in Yorks. Had 3 viewings, 1 offer and accepted that, even though it was below asking price. Was due to complete last week but was delayed. Finger crossed.

Put ours on just before Christmas, had 1 solitary viewing. i don't think the snow has helped things (we are in the North east). Things do seem to be moving very slowly up here.

We've viewed a handful of houses but haven't found 'the one'.

I haven't, but my neighbours have.

They put theirs on the market on Friday, had their first viewing on Saturday and an offer by Saturday afternoon!

They've sold (subject to contract) now.

Impressive, non?!!

We had a hellish time selling our house in yorks last year - it was on for over 18 months. We were in rented and have a real problem finding something else. We have now found something, but everything here sells pretty much as soon as it goes on the market. That's east anglia
