Victorian House - How much does it cost to convert the cellars?

I'm considering buying a big old house with 3 large cellar chambers, and a store, and converting them into usable living accommodation. There hasn't been any damp-proofing carried out as yet, but they aren't dripping with damp, and don't smell bad. There's no digging out to do, and the ceilings are high enough.

What I really need to know is (very roughly) how much it costs? Are we looking at less than £10k, £10k - £20k, or £50,000 for example?

The plan thats forming in my brain is to rent them out in the short-term to pay for it.

Anyone help? Many thanks

I should say it already has power, some plumbing, lights and windows. And its own access from outside.

I have one smallish cellar - about 13 feet x 11 feet. Last time I enquired (some years abo) the 'tanking' treatment to damp proof it was going to be about £5000

We had a three chambered cellar in our old house. Like yours it wasn't wet and already had power, heating, plumbing and windows as well as a door to the back garden.

We wanted to convert it into a living room in the main chamber with the second chamber to be used for dry storage and the third as a utility room. We also wanted the window opening to be widened so that we could have French doors to the garden. We got 4 or 5 quotes and they were all in the range of £25-35k. We decided to move instead!

Thanks Lubyloo. Thats very helpful, if not a bit . It would be a shame not to do it, but at that price it might just put it out of reach.
