selling/buying houses - how much will it cost

Have never been in the housing market as such - bought my mums house from her at much reduced price so no estate agent fees,minimal legal fees and we don't need furniture removals. How much should i expect to pay out? House worth £475000 ish and looking for places around £380000.

Have you lived in your mum's house - if not CGT might be payable. Cost depends on the legal fees but budget at least £1k for those, HIP plus stamp duty(3% of purchase price so about 11.5k) and EA fees (1-2% sale price roughly). Our last removal with packers was about £1500 iirc.

Agree with LIZS, we are mid sale so we used housenetwork.co.uk they charge a flat fee to sell your house and they can do a HIP too, cost me under £700 for whole thing (I'm in a 3 bed detached) the only thing they cannot do it actually be there for viewings as they are an on-line estate agency, but you know your house best.

Stamp duty will be 3% of asking price, removals around £1200, solicitors about £1000.

Survey mid range for us on a 4 bed was £700 so budget up to £1000 to be on the safe side.

We moved from London 4y ago, and the whole cost of the sale & purchase (including survey, Stamp Duty, legal fees and every other expense, but not including movers) came to just about £12k.

Not cheap.

ah forgot nay fees associated with mortgage - which may or may nto apply if you are downsizing - survey, arrangement fee and for redemption of existing mortgage.
