decided to sell after much deliberation. now i find out i need a HIP before i can even market the house.

how much and how can i find a cheap one that ticks all the legal boxes - i resent shelling out on this when ive got to pay a solicitor to do the same stuff all over again!!

t i a!

mine cost about £300 and got it done through my estate agent. they arranged for a company called PSG to prepare it.

Around £250 for hips4you inc vat.

Tho there are less expensive ones out there.

I didn't go for the fast track option - but it was ready in a week. The fellow who came around was polite and helpful. All very painless.

Mine through my estate agent who is a no commission one, on-line only estate agent.

www.housenetwork.co.uk

they sell your house for £470ish, do photos and floorplans, deal with booking viewings, negotiating price etc

The only thing is that you have to do the viewings which most people these days do unless the estate agents are given your keys.

Hip was about £300 ish, but we saved thousands by not going through a traditional high st estate agents.

now that IS interesting....thanks for that. how do they market your property?

im off for a proper read....im all for saving money - estate agents do sod all for their bloody huge fees imo!

I wouldn't do any of the above.

Most solicitors will prepare the HIP at cost price so long as they are doing your conveyancing. Don't forget a HIP is a legal document and most of the companies that compile them and not legally trained. You'd be much better asking your solicitor who not only will only charge you his costs ie. the search fees, but also ensure that the documents are correct.

My estate agent is doing mine. They had a special offer for Jan where they were free.
