Buyers pushing for moving date

1st time seller so a bit unsure of this - despeartely don't want to lose our buyers but they are pushing us to move 2 weeks earlier than we want to saying they are moving out of their rented house that day - this would mean a mortgage indemnity of nearly £5K for us so definitely want to wait a fortnight!

Would you pull out of a purchase on this basis?

No - most landlords will be happy to extend a contract for two weeks and £5k a lot of money (hsve you double-checked the indemnity issue though?). Explain situation to them and they would be very hard-nosed to push you on that basis.

Just say no, unless they want to pay the £5k redemption. Presumably their offer was not on the basis that you move by the date they are now specifying.

If they pull out over this I think they'd probably be finding a reason to pull out anyway.

Yep, call their bluff. We did with the silly mare who tried to get us to move out just before Christmas, into our new house which was lacking heating and a floor in one bedroom. Hmm right... It works.

Thanks - this is the 1st time a date has been mentioned and I'm quite shocked they've given notice on their rented house tbh - that is if the EA is telling the truth!

The date we want is 12 weeks from the offer being made incl Xmas & think that's quite normal anyway? We're also in a chain so dates aren't entirely within our control anyway, if they'd insisted on this date at the outset we would have had to say no

The EA really freaked me out saying it HAS to be this date. It's taken us ages to sell so I'm a little fraught to say the least!

It has bugger all to do with the estate agent. They want it then because it coincides with the cut off for their commission this month and they have a massive Barclaycard bill to pay.

It is not within your control. The survey might not be back by then. Or the solicitor might get kidnapped by aliens.

Stand your ground and dont let them bully you.

Absolutely crazy to give notice on a house before you exchange!

Explain why you need to move on the date you want, and if they have to move out of their rented property then they can go into a holiday let for 2 weeks, lots of people do it to get round stuff like this.

Still [shocked] at giving notice before they have exchanged.
