So the story is DH has got himself a new job (hurrah!!) better prospects & more £££££, due to his current employer being a tight bunch of fuckers - they've told the workforce they are getting a 0% payrise despite the company turning a good profit this year

However it means we will have to relocate as he is facing a 1.5-2 hour commute to work which is simply unfeasible.

So it means the Turtle Abode will be going on the market and we will be looking for a new home in Sheffield.

This is absolutely great news for us, because although we love living here, both of us graduated the University of Sheffield and fell in love with the city. We still have close friends there who we visit regularly and we'd talked about how we'd like to live in Sheffield again.

DH is formally handing in his notice tomorrow and will have to give 2 months notice, but anticipates starting his new job beginning of March.

We think he will be given garden leave (he works for a large FMCG managing their Supermarket X acccount, and will be going to work for another FMCG managing the account for the same supermarket, albeit selling a different type of product) so hopefully that will be a big help to getting things done.

We don't NEED to move by March, 2 of our friends have already come forward to offer beds during the week to DH to cut his commuting time which is fantastic but I am keen to move!!

So we have the estate agents coming around on Thursday and are busy tarting the place up.

Anyway one of my main worries is how quickly we can get this place sold - how much should we be prepared to lose to get a quick sale?

Also how do you manage prospective buyers coming around when you a) have a toddler that goes to bed at 7pm, and b) work from home in the evenings?

When I bought my first house I mainly viewed in the evenings and weekends, as I worked full time during the week. But if people came around in the evening, they would not be able to look at our dining room if I am working, and I would not allow them to enter ds's bedroom when he is asleep!! Or am I worrying about this too much?

I have sold a house before but it was part-ex for a new build, so didn't really do the whole selling thing!

Anyway - well done if you actually read that essay! Would be interested in hearing your thoughts if you are also selling and/or relocating, and also if you live in Sheffield!

Those cakes do look brilliant!

I may have to employ you to make ds's half-birthday cake, assuming we have moved before summer

Been going around with my magic eraser today removing scuff marks from walls.

DH did some patch painting on the front door but it looks flipping awful, really patchy! So will have to get some quick drying gloss paint and do it all again!

I've also had a quote for cleaning our living room carpet which is a wreck due to ds, and also our sofa as well - the covers are washable but the main cover is massive and won't fit in our machine and the cushion covers take forever to dry in this weather!

I remember looking round a house once where they had a child sleeping, they had a lamp on, we stuck our heads round the door. Once you're in touch with the people themselves it;s much easier to talk to them about when they can come back over the weekend, without having to pass messages through the estate agent.
I was born in Sheffield and moved to stocton as a baby, so the exact opposite of D

Turtle, would second the open day suggestion - we did that for our last house, spent the whole week before hand making sure the place was immaculate (and hiding our excess clutter in a storage place ) and got 2 offers. However, I think this works best where there is a fair amount of interest in your house; we were in a good location, so knew we'd shift the house fairly quickly in any case.

Not read the whole thread but just wanted to say I'm in Sheffield and it's great for kids (and great generally!). We're SW Sheffield but not far from Norton.

It's also where the nursery is that looks after DS while I am on the PS course.

Yes I think I will get a lamp for DS's room,he doesn't have one just a couple of night lights which don't really give enough light to see!

The open day would be good because I could arrange it for a day when DH is taking DS and DSS to see the inlaws, get the house immaculate and sit back and wait!

Yes there is a Norton in Sheffield.

When we are moving depends on when we can sell the house! DH starts his new job on the 8th March.

Estate agent came yesterday, we are putting our hour on the market for the same price as the house down the road, apparently they haven't had any interest. We are also offering £1000 cashback if they use our estate agents mortgage advisor to arrange their mortgage.
Just got to wait to be contacted about the HIP and the brochure!
We've gone with an estate agents that is part of Sequence estate agents as they are huge. The office that I am advertising with managed to sell 70% of homes last year so that sounds uite promising.

Had my meeting with the mortgage advisor.

They will lend us up to 5.2 times DH's salary.

Clearly lessons have not been learned from the financial crisis by the Halifax

We don't need to borrow anywhere near that much but our main issue is we may not have enough equity to cover the deposit on the next house and pay for all the fees & conveyancing.

So may have to look for a much cheaper house, or take out a loan for the deposit or rent!

I never did get around to that nappy thread!
The only nappy DS hasn't insisted on my changing in the middle of the night, was a Bumgenius stuffed with an Ella's House hemp booster, a Lollipop bamboo booster and a BG newborn insert!
The fleece pockets are no good now.. maybe the inner fleece is too bobbly?
