Put the house on the market now, after christmas or in January?

Need to sell pronto and will then be renting.
Any delay in selling could cut into DP's redundancy money which obviously we would like to avoid.

Now there is a shortage of good houses for sale and while interest rates are low and a few more mortgages are available its a good time.Come the election whoever gets in I think prices will fall again.I have been advised by old money expert freind that to get best price sell before the end of summer

Great so could sell now, rent for six months and take advantage of lower prices after the summer.

I think you are too late for this year, people don't pay much attention to the house market once the pre Christmas period has started, January is virtually dead.

You can put it in the market now, but apart of the inconvenience of keeping it tidy over the holidays in case someone wants to see it, there is not much of difference between doing it now or ealry next year.

I think the market is totally different now than it usually is.Good properties are selling and there are some decent mortgages available at last and who knows how things will pan out this time next year.No one will be moved by xmas but to have it all sewn up ready to go new year would be great.Prices where I live have virtually fully recovered (atm)and everythings selling in weeks.

By the time you have sorted out a HIPP, marketing package etc. it will be the New Year anyway - so you may as well get started now .

We just went on the market, thinking we'd have no viewings between now and xmas and would then try again next year. As it turns out we've had loads of interest - because there's not much about people who are looking are jumping on new properties coming on the market (apparently).

took us 2-3 days to get the HIP (online - cheaper) and we were on the market in about 4 days so you do have time if you want to try.

January is divorce season so there will be lots coming on the market then, so now or wait til spring i'd say.

Well basically there are usually three reasons for a house being for sale - Death, Divorce, Debt.
Januray tends to solicitors busiest month because people spend time together over Christmas realise they hate each other and their new years resolution is to make a fresh start.
Hence the house goes on the market, the other two D's apply over the festive period too.
Isn't it cheery
