Surveyor coming to do Homebuyers survey...

what do they look at?

Will I need to get my ladder down so he can look at my over-stuffed loft?

My house is in what I consider to be decent nick, it does need sofits and facias doing but that is clear when someone views it so am assuming that that will be nothing new to buyer.

I have had boiler serviced, electric consumer unit is up to buildings regs and I have cert. I have never had a survey done on a house I have owned before.

Oh and I have had my offer accepted on a house so hoorah! And no, I haven't mentally moved in yet, lots of hurdles before then!

He may well shine a torch around the roof space, run a damp meter over possible problem areas, look at the basic structure inside and out for cracks and maintenance issues (ie drains, roof and guttering, evidence of rot or woodworm), whether the have been changes to the original building and extensions and if those conform to current building regulations and are sound. He'll list things like the age and condition of boiler and heating systems but will suggest it be looked at further separately. If it is a basic one he won't move anything or look under carpets or behind cupboards, a more extensive one he might.

Thanks LIZS, property only 18 years old, we have gutted it from top to bottom over past 5 years we have been here, new bathroom, en-suite, revamped kitchen, new flooring, walls replastered, new combi condensor boiler, thermostatic valves on radiators the list goes on!

No structural alterations.

So I am hoping it will be a decent report and no knocking me down any further on the price.
