They say their central heating works, house is only 5 years old although their have been friends on the same estate with boiler/central heating problems. They've never had it serviced. DH negociating at the mo as he wants it done but I'm worried it's going to delay things.

I think it's reasonable for you to ask if the vendor has a current service contract in place and ask for proof of any previous service history. If your solicitor is any good he should have done/be doing this anyhow on your behalf.

I think it's dowbn to the purchaser to check it out.

I seem to rember a disclaimer on all the schedules we got from easte agents.

We didn't do it when we bought here, the boiler died 1 month later.

I am sure MIL got a gas and electical check done on the house they recently bought, after they had offered.

It's never been serviced which is what made us question it. They are keen to exchange next week as are we. I really don't want to delay things but is it worth taking the risk?

If the boiler is only 5 years old then the chances are it will be good for another 10 years but depends on what type of boiler it is.

If you knew you were buying a house with a rubbish boiler would that make you pull out of the purchase? If you are that worried why not commission a CORGI or GAS SAFE (as they are now called) engineer to come and inspect it before exchange of contracts?

How old is the boiler?

Can you ring some Corgi registered gasfitters in the area and see how much/how quickly they could do it?

I think it depends on how quickly you need to move, but also on whether you can take the hit of it's dodgy.

I think, given that you want to move before christmas (is that still possible), then I would swallow the risk and make sure you have a corgi registered person available for a couple of days after your expected move date (they can be rather in demand at this time of year)

No we're not hoping to move in a week, just exchange. Completion is a month away (another story).

TBH we were really surprised to find they had never had their boiler serviced and we originally asked (about 3 weeks ago now) if they would service it for us (we would pay) before we exchanged. This was face to face with the vendors an they agreed. They have chosen exchange and completion dates and now a few days before THEY want to exchange they haven't serviced the boiler.

DH wants to push for a service before exchange and I am wondering whether to take the risk.

Anyway British Gas have solved my problem. Have just spoken to a very helpful lady who said that because of the age of the house they would let me go onto their service plan anyway!
