'Best and final offers' tomorrow...any tips?

There are probably at least 4 very interested parties, some in rentals and cash buyers, like us, some not...I suspect it'll go for at least asking price if not more.

Any idea what sort of percentage above asking would feel sensible?! I know thats probably impossible to answer...

And, does anyone know how 'best and final' differs from sealed bids? Seems much the same without the paperwork, to me!

Urgh, I do hate this kind of pressure

Mmmmwell, he had a masterful moment, but didn't save us any money sadly - that said, a lot has been cleared up by the agent. The vendor got in a total muddle, he lives in Cornwall and had no idea of the local market and didn't think the house would sell fast at all. He ended up having to give a time window to the other buyers of 21 days to exchange in, but hoped he could sell it to us (cash, higher offer). The other buyers couldn't raise the mortgage in time (which is , in spite of everything) so now he's lobbed it back at us.

But he wants our original offer or will re-market, and tbh he could get that for it, or very nearly, quite easily I think. So we went to see it again, still liked it a lot, and have agreed to stand by our initial offer

Its an awful lot of money, but its an awful lot of house and will always be re-sellable in the road its in, so.....we're waiting for a phone call!

I did get v cross with the agent, who apologized for dreadful communication and passed on vendor's apologies...helps a bit....hope we're not being too wet

Or at least, survey tomorrow, contracts in hands of solicitors...

I think its a fair price for the time and place, even though its a bit to us to be spending that much! Very exciting...hardly dare let myself feel it, but do anyway.

THanks again for all the support, here's hoping it doesn't all crash again!

Well done, great news.
I know that we paid well over the odds for ours, and some people would think we were idiots... but exactly what you want is rare in Southwest London... and worth going the extra mile for! So well done and fingers crossed for an easy and stress-free exchange

Thanks, HappyCat. I'm glad you found yours, too. Its unbelievable how little there is for sale in SW London, at least where we are...and unfortunately we sold at the bottom of the dip back in April! Still, our old road is now a building site (basements being dug, kitchens being extended) so I doubt we could have sold better by waiting.

To be honest, after the nightmare rollercoaster of selling our house (which we did at the bottom of the market in April - well, we agreed the price in April, then got served with a party wall agreement which meant we didnt' actually exchange until September ) this one has, at least, been short lived.

We're now going to have a beautiful, empty, house down the road and are committed to our rental property until beginning of March...but hopefully we can afford/use the time to get an extension built!

Meantime, I'm just looking forward to NOT being active in the buying/selling game anymore....its exciting, but omg its stressful.

Those of you still in it, fingers tightly crossed for you (esp you, Rebl, have seen your thread and well done for taking control!) and thanks again, so much, for the support.

Oh, and there was another slight bump in the rollercoaster yesterday, when our solicitor got a very rude and aggressive sounding email from vendor's solicitor, wanting to know why we couldn't go for a simultaneous completion as we were 'supposedly cash buyers', and threatening that the 'previous purchaser was poised for action' if we didnt' manage exchange by Monday. The cheek of the man.

Not to mention the BS, because we know (from friendly local EAs) that the 'previous purchaser' is a) still selling his house and b) utterly pissed off with vendor for whipping the house away from him.

I just don't get dishonesty at this level, and from a very rich man, I just don't

I think we're going to have to purify the house with some Native American smudge stick, or incense, or a shaman, or something, before we move in

we ended up offering completion next Friday, exchange on Monday (though we could do it tomorrow, dh has been efficient) and they're delighted
