"offers over £175k" - do they really think anyone will?

Hi, I've arranged to see a house tomorrow - the first one to come on in our village in the past two years that I have the slightest interest in - but just realised that it's advertised as "offers over £175k" (rather than just £175 as I originally thought). So, is there any point in going to see it as I will not offer anything over 175 because I don't have the budget for the stamp duty. Will it count in my favour if I say we are in rented and can proceed immediately?

there's an estate agent round here that has a few properties on as offers only (I'm not in Scotland despite my name) and when we asked the EA about it he said it means they won't accept less than that number.

We've just sold ours for 175 and didn't expect anyone to pay more than that because of the stamp duty.

I read offers over as £175k is what they and they don't want any offers that are lower so may be worth a shot especially as you don't have to sell.
