help needed selling a potentially fabulous house please! (bit long!)

very long story short....

my dad is selling my late grampas house. it was all going through, but the buyer is threatening to pull out unless we accept 20k less on the house based on the survey results (which he has had for the last two months) the agent is going to email us the results later.

the worst part about all this is that my mum died 5 weeks ago, and my dad just doesn't need the extra hassle...

SO....it is in the rhondda valley (commutable to cardif easily) it is about 100 years old, 5 bedroom house, LOADS of lovely original features..fireplaces, doors, floors etc, off street parking, garage (actually a stable!) and potentially is gorgeous! it is in need of complete renovation and would appeal to someone i'm sure... it has been up with a local agent who are proving to be shite.

how can i market the house to appeal or even to be visable to people from outside our local area or those from away who may be interested in renovating it???

any advice geatly received.

Not sure it's been suggested, but is it worth trying an auction. I think a lot of people looking for properties to renovate go there......

thanks frosty. we did look into that, but it seems to be quite an expensive option..you have to pay to enter it, pay to set a reserve i think and then have the fees and commision on top...

thanks though! it is always a last resort option.

First of all I am so very sorry about the loss of your Mum. I know it is such a hard time & you have your Grandpa's home to sell at the same time. I hope you are doing OK & grieving when you need to.

With the house, it looks a nice home & I can certainly see it has so much potential. I would tell the buyers that you are not budging on the price & if they do not exchange by X date you will re-market the house. Did the survey valuation come in close to what you have sold it for? If it did then it has been valued in its current condition (unless it says otherwise). May be think about getting new photos taken for the brochure & write the decsription yourself - when we put our house on the market the EA emailed to us the draft broucher & I amended where necessary. It is your/your Grandpa's home after all & you know how to show it off to the best potential. Good luck, you do not need this stress on top of everything else. (((hugs)))

hi househunting. thanks for your kind msg.

the survey came back and said the house was worth between 60 and 95k....it was all quite general tbh.

we are not budging on the price at all...its really naughty of the buyer to try it on at this late stage i think.

we are going to put it with another agent i think..my uncle is giving a hand too so hopefully it'll get sorted. i passed all of the comments to my dad. he took them on board, but i don't think that he's inclined to do any more than literally market it at the mo.
