just out of interest - whats the etiquette re putting in an offer on a property when you haven't yet sold your own ?

Can you do it ? is it acceptable ? Or does it make you look too keen and therefore more open to negotiation on the price you've offered ?

I know that in an ideal world, one would have a buyer for ones property already, and be in the process of selling. But does it ALWAYS happen that way ?

If someone who didn't have the means to proceed put an offer in on my house I would turn them down even if it was the asking price. It means nothing until you can proceed.

There is nothing to stop you putting in an offer though.

I've had offers from people in your position when I've sold my house - TBH I decline their offer and wait for someone else to come along. At the very least I'd say thanks, will bear it in mind, but would only take my house off the market once you are in a position to proceed i.e have a buyer

They would take it as a statement of interest i think but probably not too seriously especially considering how things are selling at the mo.

Well it depends. If you are confident that your property will sell quickly, or if you are not dependent on the sale to make the purchase, I suppose it might be reasonable.

In the past when people have made offers on houses we've sold when they aren't actually in a position to buy, I've usually just thanked them for their interest and explained that we will hold out for someone who IS in a position to buy.

thought that might be the case. I guess at least it would mean that you're registering an interest. and are there as a potential back up should another sale fall through.

No harm in telling them you're interested.
