Our buyers want 10k more at the last minute - devastated!

so unbelievably sad, I know there are other posts like this, but just wondered if anyone had any comforting advice?

Our (first time buyers) have been slow throughout, but they came to see us about a month ago with their survey in hand. The surveyor (abbey) had undervalued our flat by 3k and we accepted the drop. They quietly looked around our flat and proceeded with the sale.

Now, as we approach the end they have stated that they want 10k off the price. Our agent told us not to take off a penny, but we are desperate for the sale and mustered up 7k. The manager of the EA called them with this (she started off with 5k but they outright refused - even though we asked her not to barter) and at the mention of 7k he said "we need 48 hours to think about it"

She told them she needed a reply by tonight else we would be re-marketing it, and they didnt call back.

So im sitting here trying not to cry. We can (beg and plead) my parents to lend another 3k to meet the 10 they want (they are lending us the 7) but this just feels so bad.

we are desperate for the sale because my daughter has been in a terrible burns accident and being in our tiny squashy flat is not helping. The house we are buying has a lovely shaded garden would be ideal for her this summer.

any words of comfort?

once the council know the house doesn't comply to regs you can't get an indemnity policy; you can only take out the policy if the council isn't aware of the fact that house doesn't meet regs. No idea why?

I'm sure I read another thread on here not that long ago (about 12 weeks) that said the above; out solicitor also told us about it when we bough our house (13 weeks ago). But my DP dealt with the solicitor so I may not have it totally right.

Bump for you either way. Will see if I can find that other thread.

PS> yes abby would need to ok them having the indemnity policy. We had an agreement in principle with Abbey then they moved the goal posts. One of the new stipultaions was we had to have an indemnity and also we couldn't hold our house in trust for a 3rd person.

Abbey took 3 weeks to get back us on our insurances and also the holding inn trust thing and we badgered them, and our solicitor, daily.

Sorry to hear this isn't going to plan and sorry to be the bearer of bad news.

Oops, just noticed my undemnity policy there. Don't know if it's suspicious (but their track record isn't good) - maybe they genuinely don't know they couldn't get indemnified? I only learned that on here as well. It's all a mess isn't it, I feel so sorry for you.

naveyeylash and tinker thankyou - unbelievably, we exchanged contracts. Im still in shock, am trying to stop myself from posting a new thread 'what can go wrong between now and completion?' as we have been left so bewildered and utterly paranoid by this sale.

Really happy to have exchanged but definately dampened by the robbery.
want to say thankyou to all you fantastic people for supporting me (and dh) through this with your posts
