Would you buy a house next door to a pub?

Lovely house, needs work but great potential. Its a detached 3 bed with big terrace with views/ huge garden which would normally be out of our price range.

However, the reason we can afford it (apart from it being dated and garden in need of attention) is that its next door to a local pub -weirdly in the middle of a suburban road.

Pub has late licence fri & sat (live music) and a garden adjoining. They shut the door to garden at 10. Dont much fancy some dick belting out delilah into my garden but I love the house.

What do you think?

no we looked at one and rejected it. You can never tell when it will change hands or be upgraded, serve food all day and become busy and noisier. Also early deliveries and late nights would be annoying

horses for courses but I couldn't stand the noise of people leaving the pub late at night. I guess it would depend upon how busy the pub is-if just a local filled with old gentlemen-I would probably cope. If it was busy at weekends I definitely couldn't

too noisy, smoke coming into garden, drunk people pissing up your walls.

I used to live opposite a pub. It was fine in winter - the odd drunken yelling in the middle of the night, but we sort of got used to it. But the summer was a complete pain - constant merry laughter from the garden made us think murderous thoughts. The happier the pub clientele were, the more pissed off we became.

What you need to do is go to the pub a few times. Get a feel for the clientele, rowdiness, busy-ness etc. Don't rule it out, but do some research first.

Yep, I'd love it! Maybe go there a few times, to the pub etc. and see how rowdy it gets?

No. Friends of mine live next door to a pub which has live music every weekend. The landlord is supposed to keep it to a certain noise limit, but regularly exceeds it.

Also, consider where people go to smoke. Even if the landlord shuts the door, people will be going in and out to smoke and therefore the noise will increase.

Sis in law lives opposite a pub (rented) and has had her car thrown up over, smashed up etc etc

In our last (rented) house our garden backed onto a pubs beer garden and it was quite noisy, I wouldn't have brought the house but was ok just to rent for a year.

It had kareoke quite often and in the summer they always had doors/windows open and it could be heard, also people have to smoke outside now and every month or so someone would have a blazing row outside the pub that we would have the pleasure of listening to.

I suppose it really depends on what type of pub it is, but it could always change hands in the future and if you ever want to sell in the future might put a lot of potential buyers off.

Hmmm.. house is detached so we have quite a boundary- so that would take care of smoke. Also mahoosive leafy tree just at that point- which means you know wall is there but you cant see it.

House is set back from street so they can piss up my wall with impunity.

Noise of ppl leaving might be a problem. Its a quiet pub and unlikely to get busier- its in middle of nowhere...

We too were tempted by our dream house in a rural idyll -except it had a pub next door. It was a quiet pub, but we did some searching around on t'interweb and found the pub had applied for a late license plus music venue status etc. The application had been rejected, but just knowing the idea was in the owner's mind was enough to put us off. We didn't want to live with the 'what-ifs' and the possibility of a change in traffic and clientele.

In the end we decided it was just too big a gamble. We envisaged being trapped in our dream house while all outside was wa-haying and partying till the wee hours....

The house didn't sell in the end, although it was lovely and super-cheap. Think the pub really put buyers off.

Something to think about too...

and oh yes the noise!!!!

Good point someone else made about what if the manager / landlord changes and the new one wants a younger even noiser crowd!!

Don't get me wrong, love pubs but wouldnt want to live next door to one!

Ah yes, middle of nowhere. That's the cue for it to have exotic dancers every lunchtime & evening to drum up business when the current tenants can't make it pay.

My parents live next door to a pub. They have had minimal disturbance and they have lived there for 37 years. It is on a suburban road on the edge of town.

Only problems is at weekends when there can be quite noisy drunks walking home, (not disruptive just a bit loud for a few mins). There is the pub car park and my parents garage and drive between them and the pub though, so they are not that close.

Apparently the neighbours the other side are not happy as their house is very close to the pub and the outside smoking area is only a few feet from their bedroom window.

TBH it is a v quiet pub and I think my parents worry more about it being shut down and houses built on the site which overlook their property.

we lived in a flat and teh pub was a block away and it was sstill annoying as hell at the weekends.

oh, and pubs get deliveries, you kno.

No. We have enough problems living near a park with teenagers wandering around at night.

No way near a pub.

Unless it's the perfect country pub I dream of.

But most pubs, no.

It depends on the area I suppose. My parents live in a largeish town in West Sussex but it is a quiet, local pub next door.

I lived there for 20 odd years and never noticed any early morning deliveries. But then my dad always had an aviary of cockateils and budgies that would start shreiking at dawn so I suppose that would have drowned out any other noise.

I understand your concerns though. I once looked at a flat next door to a pub and ruled it out as the pub was too busy and noisy.

I have a friend who lives 10 feet from his back garden/yard.

He lives in hell - the council refuse to stop the late drinking and the landlord has everyone outside smoking drinking and lets people well after time.

Even if it is a nice pub now - what happens if it changes hands and goes down the pan and the landlord gets anyone and everyone in for as much drinking into the night as possible?

Or at the rate pubs are closing it may close down and be boareded up and then get them people that sleep rough (as the pub needs planning permission to stop being a pub)

Depends on the pub and the area, as merlin points out.

Until a month ago, we lived in south London, a good way away from a bar, but the music and general rowdiness kept us awake until 1am.

Now we're in a small town, opposite the beer garden of a quiet pub - and we haven't heard a peep. Yet. I suppose the summer is still young and I could be cursing it come August!
