What do you think of this house?

Do you think it will be a pain having the kitchen at the very back of the house & having to walk through the living room/diner to access it?

As I posted on another thread, I am wondering if the bedrooms are too small. Bedroom 2 & 3 would be kids rooms & bedroom 4 a study/drying washing room.

Thoughts please ladies.....

ToughDaddy - we would have a 35% deposit on a house costing approx £500k. DH seemed rather interested when I told him about the Godiva mortgage, so thanks again for that

I think it looks very expensive but am not in your area. I wouldn't pay that much for the house.

I wouldn't like the going through one room to another thing.

Garden not that big.

I would tend to prefer a wider house rather than a long thin house.

Agree with others who suggest they have cleared the clutter, redecorated etc to make it look spacious.

Is it right next to a top state school or something..does seem a lot for what it is.

KathyBrown - I am sooooooooooo stressed with this house hunting lark. It scares me witless the amount of money we will be paying & knowing full well we will not be getting our dream house I live on rightmove & every night I ma searching & re-looking at houses to see if they would work for us. Pig sick of it!! The Lodge Close house is in a nice area but the neighbouring hosues are just so glum to look at.

its commutable to london so thats why its pricey

can't stand modern houses (bland boxes) so don't like 1 or 3 - but if you like them then they are bigger

no 2 looks like it needs loads of work!

happlewomble - Bengeo is supposed to be the desirable area, it has great primary schools but no secondary schools, apart from the private school just round the corner. We currently live here but are looking at all areas of the town. I would much prefer a double fronted house too May be we should go on Location Location Location!!!

maybe you could get your DCs into a good primary school from the current house and then move nearer a good secondary unless you can afford the private one..

Its really hard to give a helpful comment as I don't live near Herts..

Then I would rent hun, you'll be able to find a beautiful 1 million pound rental property for the same amount you'll pay in mortgage, you can keep topping up your deposit fund and lets face it prices aren't going up any time soon.
You cannot pay half a million pounds for a house that doesn't make you smile every time you pull up into the driveway.

No 1 characterless box but much better bedroom space
No 2 has a totally impractical 3rd bedroom but lots of down-stair and workshop space - do you need a workshop?
No 3, with vision, possibly could be made special but lot of effort though.

There is very little in your area but markets are meant to be picking. If you are not in love with the house and you can afford to wait, personally I'd rent. I can see the attraction of the original house though, it has curb appeal.

very nice but minus points are:

flat roof extension- ugly, troublesome
overlooked garden - but you could put trees up.

The layout would not work with my family. I'd rather have the two living rooms as separate rooms and a kitchen/diner together. The playroom/family room is too far away from the kitchen and the lounge/dining room is too open plan. I'd worry about having a space for adult sanctuary. My children would bombard the living/dining room with their toys.

If I were moving there I'd change the family room into a closed-off adult living room and use the living room as a playroom. But that depends on if you can stand to see all the clutter and toys whilst you're eating your dinner.

Just my opinion.

I'm sure you will find an even better house soon..

I think there isn't that much on the market at the moment and that is why some houses are getting the asking price despite the problems with the banks lending etc.

I really wonder if the housing market can take off again with so many people losing their jobs.

Small and expensive. It looks like the buyer will be paying for their makeover. Funny layout, not impressed.
