We've seen house we could love. Under pressure, as landlady wants us out to put rental house back on market.

Will make offer tomorrow.

It's on at £450K. Agent says there have been 'lots of offers' turned down (it's been on for five weeks). One offer is acceptable but that buyer can't proceed till she sells. Agent hasn't said how much any of the offers is for.

We are your actual dream buyers - nothing to sell, huge deposit, credit checks and mortgage agreement all in place.

What would you do? Should I blatantly ask agent what she will sell for? We could pay asking price but it would be way out of whack for the street (according to Mouseprice) where the best price ever achieved was £430K.

DH can't stand the thought of bargaining and will be no help.

So it's all up to me - please hold my hand!

Hi eemie.

Well, embarassingly after my commentary of playing hard to get, we offered the asking price on an Edwardian money pit today . In our defence we've been watching the market closely, and it is exactly what we want in the location we want - the fact that they'd had 23 viewings in 48 hours made us think that if we didn't pay the asking price, then someone else would.

However that's not to say that we're not having palpatations r.e. are we doing the right thing lol. We're trying to reassure ourselves that the survey should guide us with respect to price.

We found a good rental place today too, so feeling more relaxed about not getting the house IYSWIM.

Hope you're both sleeping a bit better. I'll be glad when all of this is over as I'm a nerve bag x property bore

Mortgage company's surveyor has valued house at what we're paying, which must mean they think they could resell it for that, all things being equal.

Or you are putting down a good deposit so they don't care because they know it'll be your money that is lost before theirs.

eemie - try not to worry - surveyors are professionally governed by RICS and have to qualify (and are not known for being a bunch of cowboys....unlike EAs).

surveys are valuing down at the moment, often below agreed sales prices, because of factoring in further price falls so if they agree you are paying the right price i'd take that as confirmation you have done a good deal.

Sorry its taken a while, have had to up our offer as they received two higher offers, but they have accepted, and all going ahead. Have booked survey, and now everything has gone quiet. Our survey was done last week, so we are waiting for the results of that.

Backing woodstock, the surveyors agreeing with the price you are paying is a very good sign.

Still crossing our fingers eemie.

Thanks everyone, I do have confidence that the surveyor is properly impartial.

Headlines from survey are that there are no concerns, nothing that needs special investigation, so it's all looking positive for us.

Looking forward to moving - should be only a few weeks, fingers crossed

Wow, great survey report!

Our buyer has had his back, the things we thought might be a problem weren't mentioned, and they mentioned that there might be damp in the bathroom, which we know there isn't! We now have a contractor coming on Monday to confirm, what joy!

We have no news as to even when our survey is due to take place.....will keep you posted.

Oh, why is this so difficult?! Had a phone call from the estate agent today saying that the second ever house we looked at, and lost, is back on the market. This was a house that needs an awful lot if initial work, but could be smashing. We don't know what to do now.

I NEVER, EVER, want to try to move EVER AGAIN!!

LTSilverFox - I am secretly hoping that this is what will happen for us - one of the three sales that we offered on will fall through . However, I understand the dilemma, taking on a 'project' always needs lots of thought. The reason we didn't bid over the asking price on the house we just lost was that it easily needed 100K spending on it (which we don't have ). Good luck with whatever you decide.

I agree though - this has been the most stressful house move EVER; I can understand why people don't want to sell in this market.

Decision made for us. The vendors have started remarketing it from square one, which we said we would not enter into again. Original house purchase still going through. Am secretly pleased, as there was soooo much work needed.

There are minor repairs needed, no deal-breakers.

I need to get some quotes for the building society and an electrical inspection before they finally confirm their valuation.

Meanwhile our excellent solicitor is in action and is well ahead with paperwork.

Husband bearing up well under threat of redundancy.

Feeling hopeful

Hi eemie, wondered if your purchase had got any further, or if you had had news of your DH's job.

Our purchase is taking longer than we thought as people seem to be pushing mortgages through as everyone thinks rates are going to go up. This has delayed our survey. Hopefully they will be contacting the vendors next week to arrange a date.

My DH now has two weeks off work (booked before any of this malarky started) and I am trying to convince him we should start some packing....he doesn't want to as we don't have a moving date, and doesn't want to tempt fate! And he's normally the practical one!
