Very small house, would you unofficially use your loft ???

My dp and i bought a lovely 'little' cottage last year. We moved from a 4 bed house with big rms to a 2 bed cottage with small everything. The week we moved in i discovered i was having baby number 3.

Our loft is floored and altho we only use it for storage we have just put in two velux windows, partly to make the loft a nicer place to be when sorting thru our stuff (lots in there including clothes as no room in house) and also to take advantage of lovely views over countryside. Anyway i now love it up there, so sunny and light. I'd love to put in a staircase and use it as living space but not enough height for building regs and can only stand in middle. I'm thinking we might just put in a space saving stair and use it anyway as unlikely to move for a long time and can always be removed if need be. Floors etc all fine for using as room as had that checked out, only problem height and not a prob if you are under 6 ft!

Are there any health issues involved that explain why it should not be a normal living space? Or is it purely the height issue?

Just make sure you've got an escape in case of fire. And fit a fire door maybe?

It's not even that big a problem when you sell.

We have a loft room which we use as a library/play room/guest room. It's got a perfectly good floor & is a really useful room, but needs 'proper' Velux windows to qualify as an official bedroom.

We're selling atm - buyer wants to do the windows & put in master bedroom + en suite up there, so we were asked about the current semi-conversion - when were stairs/floor put in?

We (truthfully) answered that we have no idea & that was fine. In your circs. I'd maybe suggest a staircase you can easily remove, leaving the space as it was.

My concern would be fire if you are planning to sleep up there.

You could fit a low Velux to allow fire rescue access.

Only issue is height. Velux windows we put in are the size under approved fire exit ones but at 780cm by 980cms i think getting out them not a problem if need be but high enough up not to be a 'falling out' hazard for kids! iyswim!

I was thinking that a stair case that could be removed easily would be best bet, been looking at a battleship style one, kids love it!!

It would be such a shame to let the space go to waste, even if its just a place for the kids to play, do homework etc etc.

We are planning to extend but this would help at the moment and i just kind of think 'why not' ..... < off to look at staircases...>
