House viewings in the evening

So hubby works at night and our 10 month old is in bed no later than 7 pm. What are your views on having people into view your home in the evenings. Friday and Saturday hubby would be here.

Not sure if you want to view in the evening or if you are selling? As a vendor with a young DS it's a pain in the neck but I did allow a 6pm and a Sunday 5:30 viewing. It's a buyers market so if you really want to sell you'll do what it takes.

I once viewed a house when a child was having a daytime nap so was only allowed to peep through the door, I found it really annoying! I'm probably a bit more sympathetic now I have children but still I wouldn't be impressed if I couldn't see all the rooms properly.
If you want to view in the evening I think you will find it hard if the vendors have children, you might have to get your dh to get a day off (or fri or sat) and do lots of viewings in one day.

It's a PITA but we have done a 6pm viewing on a Sunday & a couple of 6ish viewings in the week - I have taken DS out for tea & left the EA to show the clients round. Midweek viewings are a pain, much prefer w/e viewings as DH is around to help keep DS in tow & the house tidy!!

All the people who have viewed this house have done so in the evenings (6.30 - 7.30pm), or on Saturdays during the day. Either was fine with me, but dd is 4, so she just stayed up until they had gone.

I have to say that all but 2 of our viewings (we were selling) were daytime ones so just left EA to get on with it.

I would try and do a weekend daytime if possible, for example our garden can't even be seen at night and everything just doesn't look as nice during the evening as it would on a sunny day, plus if you've been running around all day the last thing you want is somebody landing on you at bedtime.

On the one hand they're not going to get the full benefit of the place if they see it at night (although I would never put in an offer without seeing something in the daytime - even though our recent buyer did! lucky for her it's a bright flat during the day but she wasn't to know that), on the other hand many people can only view after work so I would be as flexible as you can. I just took DD out either to friends or if she needed to sleep, took her for a ride in the buggy (I prefer being out when viewings are happening, bec. that's what I prefer as a buyer)

I had someone view our house whilst my son aged 1 was in the bath!! They thought he was cute (maybe that clinched the deal)

I would take your dcs out and let the estate agent get on with it, I'd be grateful for a viewing!

We have had viewings in the past, when they have been quite late in the evening and the viewings have wanted to see part of the children's bedroom.

They have in the past been okay and understanding and put their heads in when the little one has been asleep.

If they are really interested, then they should understand and will come back for a second viewing.

It is better to have the viewing in the daytime or at weekends, just explain if you have lots of children and they will probably choose a different time to view.
