If a house is sold why is it still on the agents site?

Is it to show their sales or is it to get another and maybe better offer or get a sale from a person in a better position?

It states that it is sold subject to contract but just wondered why it was still showing, or why Right Move has the option to tick the box to show all sold subject to contract properties.

Sold stc doesn't really mean anything. Just that teh vendor has accepted an offer. They may keep it on the market until exchange hoping (ha!) for a better offer.

Because an awful lot of houses fall through prior to exchange or are down valued on survey and buyer can't proceed.
Repossessed houses have to be marketed until they exchange.

This was priced to sell, it was a flipping steal but the full details of room sizes etc are still on agents website.

I was wondering about putting a note through their door in case their sale doesn't complete. My house is about 2 weeks off being put on the market because we are completing the last room in the house renovation.

Or should I contact the agents? I haven't viewed it but have walked past it several times, and there are lots of internal photos so we can see what has been done by the vendor and what is left to do.

It is a property that ticks pretty much all the boxes on our wish list we just aren't in a position to put ours on the market and I wouldn't gazump someone because I wouldn't want it done to me.

I don't see what advantage there would be to contacting the sellers direct. Let the agents know that you are interested and they could well be in touch. As everyone has said, so many sales do fall through before exchange, it would seem like good practice to keep interest simmering along as long as everyone is upfront and doesn't try to get into a gazumping situation.

Last time we sold our house the agent kept it on their site showing as "Sold STC" for 2 years after we had completed!!

Some buyers use it as a negotiating position - we'll offer x, but the agents have to take it off the market (which includes the websites)

I was wondering about this too - the house we are hopefully moving to showed up as 'under offer' last week but when I had a look yesterday there was no under offer sign on it anymore. paying £600 for a survey next week so hoping they aren't messing us around!
would be devastated to be gazumped at this stage

ouchitreallyhurts -that is why I wouldn't ever gazump anyone, someone has bought this house, it was on the market about 3 weeks and was realistically priced so I wasn't surprised to see it sold.

Someone out there is already planning their life in that house and unless the buyer pulls out I wouldn't ever offer on it no matter how much I liked it.

I'll contact the agents if our house sells. We are realistically pricing ours which means we will be putting ours on for less money than houses who have been on about a year who don't have as much as our house has to offer like utility, dining room and en-suite!

not everyone is as nice and considerate as you though fizzy - I'll be on tenterhooks until exchange i think!! hubby is saying "what will be will be..." I could thump him lol.
good luck with your sale - it sounds like you will be in a good position for a smooth sale if you are realistic, I hope you find a lovely house too - or that the one you liked comes back on for you :0)

have just re-read my last post and it sounds like I'm being sarcastic about your being nice and considerate I promise I didnt' mean it to!! what I meant was there are lots of people out there who would storm in regardless and snap a house up
you are right about planning a life before moving...I have decorated the rooms, visited the new school and filled in forms, designed the kitchen and planned where the veggie patch is!

Just get a rocket up your solicitors ass so that it gets to exchange as quickly as possible, even if completion is way off.

We had a great solicitor so everything went through very quickly.

Yes we are very realistic about the price of our house unlike loads of people who still have the same asking price from 2 years ago

We would rather sell than fanny around sitting on the market. We are also going to sell with house network who are an internet only estate agent mainly because they do floorplans and virtual tours so when someone comes to view the house they have a very good idea of what it is like so nothing is a surprise.

I do believe in fate, but as fate doesn't explain why things aren't going your way at the moment it doesn't, it is frustrating!
