Dual Agent

Is it worth going with more than one EA? I thought nowadays most people have access to rightmove? Any thoughts? Thanks

Depends on commission rates and type of house. A very expensive house, for example, may need a national agent - such as Savills or Knight Frank - to market it and then a local agent to do the legwork. Same applies to an unusual house which may need a wider audience.

If your house has been on the market for a while and not doing that well, dual agency may help inject a bit of competition. But, I agree, most people look via websites now rather than particular agencies.

Normally the estate agent's cut will be less if you go single agency. The ones I worked for would ask for less commission if they were they were the only ones marketing it. When you look for the agency, find out their percentage and also which major website(s) they deal with. The three I can think of are Rightmove, Primelocation, and FindaProperty.

It's been a while, but I think they would normally say 1.5% for single agent, and 3% for multiple agents.

We are on 1.3% with our current EA & have contacted another about going dual & they will match the 1.3%. Have been on the market since Feb. I guess it won't do any harm going dual. Thanks!

Oooh, interesting! Guess they've all gotten more desperate than they used to be!

These are two of the smaller/newer EA in town & are therefore keen to get clients on their books. The other EA in town won't budge below 1.5%.

If you go dual does the EA who actually sells the property get more of the commission or is it split equally?
