daft moving questions!!

Sorry about this but I was very pregnant last time and my brain seems to have forgotten the 'basics' of how to move...

on average, what would you say is the norm in weeks between accepting an offer and actually completing/moving in? our chain is one above us (vacant poss) and one below us.

If it all fell through, do we still have to stump up lots of solicitors fee's or just cover what they have done up to that point?

at which point do we get all the paper work that we fill in about what we leave and what we are taking?

sorry, told you they were daft questions (!) would be grateful for some words of wisdom though

At least 8-10 weeks ime - our last oen was ealry dEcember to end Feb even though no chain above and cash buyer for ours. You'd still have to pay for whatever legal work and searches had been done , mortgage fees/survey and HIP fi it fell through before exchange. The fixtures and fittings list can be done at anytime prior to the preparation of contracts.

At its quickest, it can take about 4 - 5 weeks for the process from offer to completion, BUT, in a chain this can obviously be a lot longer. The norm in a chain seems to be at least 3 months.

Most solicitors will charge you if it falls through, although some solicitors (ours included) would not, but, charged slightly more overall which we thought was worth it.

The average used to be 13 weeks but, with chains taking longer to complete, it could be much more. Solicitors will charge you for the work done. You should get the fixtures and fittings list fairly early on in the process as it is something your buyers may want to negotiate over.
