Tips please! second viewing tomorrow..

Our home has been on the market a while and although we've had a few offers, chains have broken down so we are still here.
tomorrow we have some viewers coming back for a second viewing - they told me on wednesday (and also teh estate agent) that they LOVED the house and its in just the kind of village location they want.

any tips for second viewings? they were here for over an hour first time (we had coffee together while they asked questions about local amenities etc)

can't believe I feel all nervous!

No tips you sound like you are doing well without them, good luck. We have a buy to let investor viewing this afternoon, we really really want to sell as we have seen a property we want that goes to auction in may.

Ooooooh, what hurts?!

I can't really advise as only one of our second viewings has ended in an offer but if you've already talked about amenities etc I'd probably just try and leave them to have a good poke around by themselves, I went for a second viewing when the owner wasn't there (which was great) but the estate agent followed us round the whole time making 'helpful' comments which was really fecking annoying and meant dh and I couldn't talk as freely as we wanted about the stuff we liked/disliked.

Clean and clean again ! Fresh smells and aired rooms. Make it easy for them to walk around each room and have a clear line of sight from entry door to window. When they arrive ask if they want you to take them around or if they would like to do so themselves and you'll wait in lounge to answer any questions. Good luck

just need someone to take my 4 dd's off my hands for the morning so I can a)clean and b) make sure prospective buyers aren't being badgered into 'playing barbie' !

GET THE ESTATE AGENT ROUND. I can't believe the number of people who are left to deal with viewings themselves - it doesn't matter if it's a Sunday, it's their job to accompany viewers and field the difficult second-viewing questions for you. Ring them up and get one of them round then go out with your daughters.

If you are left to show them around again, I'd be friendly and calm but don't blindly volunteer information. I've bought and sold a fair amount of properties in the last 10 years, and never cease to be amazed at the things vendors say about the property which they just shouldn't e.g. about damp they have had treated, doors that don't shut, leaking taps and pipes, noise from neighbours etc.

Much better to let an estate agent to do the showing, as they are better at keeping quiet.

And yes, shift your DDs somewhere else for the morning.

Personally I know more about my house than the estate agent.

For a second veiwing I would just leave them to wander around on their own if you feel you can trust them.

That way they will be able to talk freely about what they will want to do to your house when it is theirs.

Windows open so that fresh air sweeps through.

Me? I'd let them in, say "I'm putting the kettle on, feel free to wander around and come and find me in the kitchen when you are ready"

fast as I am opening the windows, dh is shutting them, at this rate they'll arrive to witness a domestic in full flow

I'm glad you've put that link there twinset, I was getting worried about my lovely old cat who is in fact buried in our garden and wondering if you knew something I didn't!
interesting theory though...

as for taking a low offer, I guess we could, it all depends on what the house we like could sell for. Its in the hands of a relocation company so they aren't (hopefully) going to be as concerned as a private seller about asking price - fingers crossed.

they kept saying how much they love the house and village so maybe that means near asking price? we have recently dropped that.

will knwo more tomorrow (sleepless night ahead methinks)

well, they put their offer in - higher than expected by a lot so we are feeling quite happy. not accepted it yet as our EA is checking their position and calling the other interested parties to see if they want to offer.
just been to see th ehouse we are interested in and the estate agent there has said that they have just recieved an offer that is in the region that the vendors would accept but that 'it is complicated'. does this sound like tactics or am I cynical?!
