Replastering

We probably need our whole house replastering. Urgh.

Is it very very dusty?
How much would we be looking at? Its a small 3 bed Victorian terrace, downstairs we just need our open plan living room/dining room done.

This is not our forever house, hoping to move in 3-4 years, is it even worth it?

How dusty it is depends on whether the old plaster needs to come off or not. If it is just a question of skimming over the top of existing then it isn't dusty (but quite messy). How much? Really depends on room sizes and shapes, whether there is lots of coving etc to work round, the area you live in etc but £150-200 per room would be a good price. Is it worth it? Depends on you really.

If it involves removing old lath and horsehair plaster, then it is the most disgusting job imaginable, worse than having floors sanded. To the extent that you do not want to live in the house while it is happening-- the dust gets everywhere, into every cupboard and every shelf. Nightmare.

If it's just plastering on the top of what's there then it's not too bad, although the house will be a bit humid for a few days while it all dries out.

Is the current state of the walls really so bad that a bit of polyfilla can't fix it?

The house was built in 1907 (I know not technically Victorian! but its that style) and is covered in textured wallpaper which we have painted cream.

No idea what the plaster is like underneath tbh? Walls are grim though, hard to drill in because it crumbles. Underneath our bedroom window the wallpaper has fallen off and it seems quite flat and smooth there but not terribly even...

Its a cheap house in a cheap area,lots of first time buyers and students so not sure if it will make the house more saleable. It might make me more sane though, hmm!

From my experience you cannot live in a house that is being completely replastered. Even if you do one floor, seal it off and live in the next floor up, you will find dust in everything.
Also, are you in London? If so, I would expect to pay much more than £150 per room.

Try and do as much skimming as possible!

If it is, send your plasterer up to camden he/she will never be short of work!

We've been quoted £100 a room for skimming in Bridlington.

Skimming but he will travel up the Northern Line (he's based in Stockwell). Did sand, cement and plaster on two walls for £150...

1907? Ours is 1902. You might get away with skimming. We cant bear the mess and have no money so have mostly just painted over wallpaper and done a polyfilla job. My DH did take the wallpaper off one wall and was pleased to see the plaster was not in that bad nick. It definitely only needed skimming. Instead he filled the holes and presented his paintwork as "the artisan look". Still looks loads better than paper .
