please could you all help me out with some advice...tia

property last sold in august 2007 at £205

what would you offer now?
(we might not be in a chain if that helps- just our buyers)and the current owners of the property we like are not either,

Have you tried Zoopla or the Nationwide website, they have good property calculators. I think I would try around £180k.

They might have got a fantastic bargain in 2007 or bought a wreck and completely renovated it. They might have overpaid by £50,000... I think you have to look at comparables and go from there. It's slightly baffling (and pointless) to be given a number and asked to guess a price.

ok, exact same property next door was sold in 2007 for £205 tis an estate property built around 1997(so all much of a muchness if that makes sense)
current asking price £175(has been on the market aaggggeesss and reduced once)

any more views please?

Asking price looks quite reasonable in that they'll, I presume, be expecting you to offer lower. They've dropped 15%ih. What do you want to pay? What's it worth to you? Are you going to stay there a long time? I'd be trying at 150???
