Is the advertised price the "actual" price these days?

I've been looking at property and I notice descriptions have got a lot more detailed and possibly more honest. But has the pricing changed? So often you'd see something on the estate agent's book at a price everyone knew was unrealistic. Is that still the case or is the stated price and the actual price more similar in this market?

I think there is wild variation. Some houses are priced at 2007 levels and others are priced realistically.

agree that it definitely varies, but I think buyers now expect to get something off regardless of how the property is priced

i would guess that you have to work that out for yourself to some extent,as there are lots of variables eg agents,areas,type of property etc

(i think that house prices still have some way to go down....alot of 'experts' are now talking about 40% down from the peak...whereas last year only a couple of experts thought that)

I have a client who has just sold his house at asking price, lots of viewings. He was asking 15% less than last year though, and it is at the top end of the market. Things might be different in the real world where people need things like mortgages.
