dishwasher in a one bed flat?

A slimline one would fit in the kitchen, but is there any point? Surely 1 or 2 people won't make that much dishwashing mess? What do you think? I don't think it is needed but dh and builder both do?, shall I put one in?

Is this your flat, or a letting flat?

Dishwashers are very tidy, even if it does take you about 4 days to dirty enough to run one.

Depends how lazy you are really (I am, very )

It's for renting, so the way I see it, it's another thing that can potentially go wrong that I'd be responsible for fixing if the tenants didn't look after it.

I rent out a small one bed house, it is totally unfurnished so I am not sure if that makes any difference to you, but I decided not to include any white goods as - as you said - they are extra things that would need fixing.

wombleprincess · 05/03/2009 20:32

slimline, no point imho, and if you are renting..dont bother unless you are renting at the top end of the mkt where it would be expected

Thanks Womble and Greyskull, I agree with you, dh and builder is thinking along the same lines of Ponders, about them being very tidy!.

What's your water supply like? I visited a friend in a new-build, two-bed flat in Kent and was astonished that it came fully-equipped with an en-suite power-shower, sink and loo (albeit one of those with the half-flush that doesn't really work so you have to give it another full flush just for a wee) and a full bath/power-shower room with sink and loo, and a full-size dishwasher! One person lived there! I live in a huge house (mostly filled with people, there are often up to 7 of us here some nights of the week) in a part of the country that never has a hose-pipe ban, and don't have power-showers or a dishwasher. Quite unnecessary.

(Though I'd like them. )

yes oldladyknowsnothing some flats are a bit ambitiously designed, we lived in one in Manchester which had three bedrooms, a large kitchen diner, 2 separate wcs, a separate bathroom and a separate shower room. The whole bathroom loo shower area was bigger than the small living room!, that layout sounds reasonable in a split level or ensuite roms but it was all on one floor with no ensuites!

slimline dishwashers are pointless IMO as they dont fit the things that are a pain to wash (like roasting trays etc)

You are responsible for the upkeep of white goods you leave in a rented flat so the less you burden yourself with the better. If you never had a dishwasher in it you are never obliged to get your tenants one. If you have one that dies you have to replace it

I would put it in, especially in today's rental market where any extra may make the difference in whether you can rent out easily or not. Tenants have become very sophisticated in their wants, especially with so many new builds coming with dishwashers as standard and especially with so many new builds on the market now.

My experience of letting properties is that tenants would much rather have one than not. Alternatively, you could not put one in but let the agent know you are prepared to if the tenant would like one. If you do put one in, put in a decent brand, as cutting corners on intensively used equipment isn't worth it in the longer run.

We chose not to put one in our one bed flat for renting. This was partly because of the upkeep and partly becuse it is a 1 bedroom flat and mostly because the option given was for an integrated one which was very very expensive. Our flat will be rented unfurnished.

mazzystartled · 07/03/2009 10:53

I would put one in unless it's a student type place. When I was twenty something single working hard type I would have felt it a necessity.

Many thanks everyone, have decided against.
