Ours is on the market and we are desperate to move. Unfortunately, all the people who would be interested in our house can't sell theirs...

It depends whether the houses fall by more than you pay in rent.We rented for 15 months which cost 15k.The house we bought fell by 120k so it was a good gamble.Although I don't like where it is now and plan to sell it

Congratulations DOAOTR! I've heard of a couple of sales falling through on the date of exchange recently so getting over that hurdle must be a huge relief

DAD how long where you on the market?did you have to reduce hugely?My parents are trying to sell atm and are driving me mad with questions!

Well, we put it on the market last September.

We accepted an offer on the 28th December of 93% of the asking price (yep, during the time that the estate ASSURED us nothing would happen )

We had to take a reduction of 1650 so that the buyers could do some damp work that showed up in the survey.

And then we exchanged yesterday, after much anguish and waiting!

And yes, it's a HUUUUUGE relief!

...but we did have to drop our price, yes. Twice - we were in a hurry to sell because we'd spotted our dream house. Our eventual selling price is 84% of our original asking price.

It's a great time to be buying, though: we've got the house we want for 85% of its asking price. Haven't exchanged on that, yet: we're asking them for a little reduction (ironically to fix some water ingress found in the survey ), but we're hoping to exchange this week.

Quick update - we exchanged contracts today. We are moving in with relatives while we look for a house (separated sale and purchase due to two sales falling through at the last minute due to purchasers finance problems).

I am so happy it is all signed off! Good luck to other sellers

Our 'offer' has fallen through, buyers were messing us around, not getting in touch with the estate agent etc and then when they finally got hold of them said 'it wasn't the right time for them to buy' - too angry for bunny ears! So we are back at square one and annoyingly because we thought we had a buyer we have put in an offer and had it accepted on a property with loads of potential that we now can't buy. I've notice threads on a similar vein though, looks like I'm not the only massively frustrated person on here!

Aaargh, can I join?

We've been on the market since October, nearly sold (buyers pulled out shortly after crash, a week before exchange), took it off the market for two months while dd2 had an operation, went back on in late February.

Another offer fell through 2 weeks ago, when the buyers found a way to stay put in their own home (they hadn't wanted to move, really, just had to).

Lost two (very different) dream houses, and now willing to rent if we sell at reasonable price soon....if we don't sell by the end of May, we'll probably stay put and do the side return extension

Its such hard work keeping the place ready for viewings with two small dds! An agent told dh yesterday the busiest time, traditionally, is the 2 weeks after Easter...so am still a little hopeful. Before the market changed, our house was in one of the most sale-able streets in our area

Elibean, I've heard the same about the Easter weekend from my Estate Agents too. We've considered the renting option, like you, and I think at this stage if we got a reasonable offer we would do it (having originally been unsure). We've sort of agreed that if we don't sell by summer then we'll take the house off the market and we may do a small extension that would make life easier for us and the house more saleable too. TBH the stress of this is really affecting me so a few more months is about all I could take!
All the near misses you've had must have been soooo hard on you.

Sounds as though we're in the same boat re the next few months - we're going away on Tuesday for 8 days, and I'm a) dreading getting the house ready in case of Easter viewings (unlikely, I suppose) and b) looking forward to forgetting about it all for a bit. I want my life back, its mad how it all takes over.

Would you be able to do your extension without moving out? I think, realistically, we'd have to rent for 6 months to do ours - and I'm not sure it would make the house much more saleable, though it would make it much more balanced and liveable in!

Yup, we are going away too so I will have the house spotless for viewings too. I feel exactly the same about the time away. I really just want to forget about it, I am really taking up WAY to much of my energy pointlessly worrying about it - paranoidly checking my answering machine and mobile in case the estate agent has called.

We had some viewers a two weeks ago (our only for a few weeks) who didn't even bother to feedback to the agent - even worse because they have sold their house so they must know what sellers are going through.

Dh is getting so fed up with me being on edge all the time he wants to just give up but we've got this far, I just can't give up yet My estate agent keeps saying 'the next person who walks through the door could buy your house' and although i know she's saying it to keep me on the hook, it's true!

Anyway, even reading what I've written makes me realise I'm massively over-involved in this whole process, maybe going away will help me take a step back. Fingers crossed and hopefully we'll both be back after Easter with decent offers

I've just started posting here and have read the whole thread. I see that everyone seems to have a similar story to tell and selling around 85% of peak values. We've just put our house on the market and its on at exactly 85% of the peak value. I just hope that means we don't have to drop another 10%. I also hope it means we will get viewings and offers quickly.

A quick question, the board went up at the end of the road on the main road today but not at the house (we live in a cul de sac). Is this right? Surely there should be one at the house as well?

Agree with Sam - our second time viewers that are coming tomorrow only spotted our house because they saw the board whilst on a stroll. v. important IMO.
